“You make your money when you buy.”
How can that be? How do I make money by spending money on a house?
Well, when you flip a house, the ARV (after repair value) range is already set by the local market. Your Renovation must bring new life to the house while also controlling costs.
Your profit is calculated as such:

Profit = Sold price - Purchase Price - Expenses

So, the best thing you can do to make a profit is pay a good price upfront. If you pay too much on the house upfront or on the renovation, you’re donating your time and money. On one joint flip that took almost a year, we ended up making $700 each, a loss. Paid too much upfront, but it was a good education.

There are a few other things to know to reduce risk and increase your odds of a good profit. You may feel scared or unsure about your skills. That’s good, you will need help. First step, call an investment-savvy Realtor.

Conclusion: sellers market with choked supply. Trends will impact pricing in the future. For buyers, consider buying something with option to rent/sublet space, to offset the escrow & interest and also provide much needed housing to others.
