We got a call last week from a property manager about a “sudden” drainage issue.
After the first decent rain, water started pooling near a main walkway. Residents were stepping through mud, and management was worried about slip hazards.
When we walked the site, the problem wasn’t new at all.
Here’s what we found:
- A catch basin packed with leaves and debris
- A low turf area that had slowly compacted over time
- Irrigation overspray keeping the soil constantly wet
None of it happened overnight.
It had just been building quietly through the winter.
The fix itself wasn’t complicated. But the frustration, complaints, and risk could’ve been avoided with a simple winter or early-spring walkthrough.
Most “emergency” landscaping calls aren’t really emergencies.
They’re just delayed maintenance.
If your tenants report water pooling, don’t let it sit. A small drainage issue can turn into a big one really fast.
