This week's San Diego Business Journal has a nice little write up about some of the adaptive re-use projects we've been working on in Escondido. We have enjoyed being part of the re-energizing of this community's older, downtown main street area.

Eerie was how Matt Belshin described the former bank building he bought three years ago along Escondido’s Grand Avenue.

We had a brief window of time on one of our projects after the roof was demolished before reinstallation with beautiful blue skies…and couldn’t help but delight in the shadow play on the historic framing. (Thank you for the Saturday structural consultation Marshall Pfeiffer.)

Progress! Site photos from a Tuesday architect-contractor, problem-solving session. Design happens at every step of the process. In this case, we were exploring ceiling vaulting opportunities that were revealed during demo.

We had fun delivering this LEED plaque to one of our green retail clients a few weeks back – that day marked the final step in the project's LEED Certification process. Sustainability consulting and LEED Coordination services for building owners, tenants, contractors, interior designers and other architects account for 35% to 40% of our workload.

After a bit of a hiatus due to a busy spring/summer and an office move, we are returning to FB with a few “before” photos of a restoration/renovation of a Richard Wheeler-designed, Mid-Century Modern gem in Mission Hills. We enjoyed a celebratory visit this week after our clients passed their final inspection and were starting to move in to their newly renovated and enlarged home in South Park, San Diego. This three-generation family of five has great, modern taste and they were very hands-on throughout the process. Even renting the house next door to (literally) oversee the contractor’s daily progress as well as working directly and tirelessly with vendors on much of the final finish selections. The renovations added a granny suite, created a much more open floor plan, enlarged the kitchen and dining areas, and strengthened indoor-outdoor connections. The design included several sustainability measures such as a car-charging station, semi-permeable paving, rain collection barrels and photovoltaic panels.

We’ve been having some Friday 3D fun with a residential remodel in Mission Hills. The project includes the renovation of a subterranean garage, landscaping, hardscaping, outdoor kitchen, spa, and multiple exterior living spaces.
