Another condo bathroom remodel complete. It's like riding a bike now. Ran into some issues with shower pan height clearing the drain exhaust. Poured a new pad with lelf leveler to remedy the issue. New mixing valve installation, with access panel installed, drain piping is 2" now. Old pump for whirlpool bath tub removed. And circuit properly terminated. Ceiling and walls priming and painting, afterwards caulking where walls and baseboards meet with dap 230. Also painting of baseboards and all trim white.
Solving the transition from the new shower ( 30")to the existing tile was interesting to say the least. The previous bathtub shower was (32").
All old gold finished fixtures were removed throughout bathroom. Then replaced with brushed nickel fixtures ( faucet, towel hanger, hand towel hanger, light fixture over sink and TP holder).

Another one completed. That old cast iron tub refused to be cut. I also tried the trusty sledgehammer without any success. The customer Nick Atkins helped me load it up on the dolly. That was fun getting it down the stairs. Some subflooring issues due to water damage. I remedied those issues. Then issues with getting the rear shower wall up the stairs. Thankfully the upstairs window was over 5ft wide.
Overall this was a great learning experience, when it comes to unknown variables. Planning before hand with getting new enclosures upstairs. OMW looks forward to the next bathroom remodel.

Initial drain issue inspected by Gallagher plumbing. Then OMW remedied all drain fall issues. Shower pan level and all panels installed. Very minimal clearance to secure wall panels at the top. All glass hardware installed and sealed. Customer finished all trim work.

Bathroom remodel completion. Removal of old bathtub and shower surround. Plumbing, New mixing valve, new pex, supply linesand drain connection. All shower hardware,New vanity installation, including plumbing. Lower half walls wainescoating removal, all wall imperfections repaired, primed, and painted. Ceiling painting also. OMW loves the before and after of this project. Great customers also.

Drywall over old textured plaster walls. In a Victorian style house. The customer removed the texture before I started the work. Walls were not flat at all. I applied all purposes joint compound with a 3/4" notched trial to walls in recessed areas. This help create a stronger bond between the exposed plaster and back of drywall sheets. I didn't screw drywall to wall studs near recessed areas until 2 days later. prevent collapsing the ridges, also to allow compound to solidify. Thus minimizing the curvature of walls.
This scope of work took 2 1/2 weeks to complete both rooms.

Harbor Point ceramic tile demo job. During the process of removing the tile. The fire rated subflooring that seperates this 3rd floor condo, from the 2nd floor condo cracked and chipped. I researched for the appropriate materials. Then proceeded to solve the issue. Customers are completely satisfied with the final product.
Often times as a company. you don't know what issues are going to show up. These circumstances may cause time, money and scheduling complications for customers and contractors. The ability to problem solve, troubleshoot and execute Is a must. OMW services appreciates all of our customers. Also there willingness to rearrange their life schedules. So we can complete the scope of work.
