Our Payment Schedule – Simple, Transparent, and Built for Trust 📈
At Guevara Construction, we are dedicated to creating a positive and seamless experience for our clients. From day one, we prioritize transparency and clear communication—starting with a well-structured, easy-to-understand payment process. Our goal is to build trust and confidence by keeping you informed and supported at every stage of your project. Our paybment schedule :
✅ Step 1: Initial Mobilization – $1,000
After signing the contract, we collect a $1,000 minimum mobilization fee. This helps us get started by setting up essentials like sheeting, temporary power, or a portable restroom on-site. It’s the first step in keeping your project on track and well-organized.
✅ Step 2: Phase-Based Invoicing
We invoice by project phases, so you’re only billed as each stage is completed.
Examples:
✅ Once excavation is complete, you’ll receive an invoice for that scope (e.g., $10,000).
&
✅ After passing all rough inspections (electrical, plumbing, framing, etc.), we’ll issue an invoice for that phase.
✅ Labor & Materials – Included in Each Proposal
Most of our project proposals combine labor and basic building materials needed to complete the work. However, it’s important to note that finish materials—such as plumbing fixtures (faucets, sinks), lighting, and electrical finishes (switches, outlets, cover plates)—are typically selected and purchased by the client. We’re always happy to help guide that selection process, but these costs are not included unless specified.
❌ Typical Exclusions (What’s Not Included)
To keep expectations aligned, here are items not typically included in standard contractor proposals:
Architectural or permit fees – These are handled directly by the client.
Special inspections – Any testing or third-party inspections beyond standard building department requirements.
Site surveys – Includes work to set building corners, elevations, and property lines.
Owner is responsible for paying gas & electric upgrade cost , water lines & meter upgrades, and sewer line work on the street side
Any work outside the property line –
Sidewalks, street work, utility trenching in the public right-of-way, etc.
This structure gives you full control over your finishes while keeping the rest of the project running smoothly.
