A quick insight from working in homes around Bradenton, Sarasota, and Lakewood Ranch…

Many homeowners don’t realize how much the overall plan of a remodel impacts the outcome.

It’s common to hire a designer, then a contractor, and make selections along the way. And while that can work, it often puts the responsibility on the homeowner to connect all the pieces.

That’s when the whole process can start to feel a little pieced together.

At PDR, we’ve always handled remodeling through a Design-Build process—where the layout, design, selections, and construction are all thought through together before the work begins.

On this recent bathroom remodel, it meant recognizing early that the corner tub was holding the space back- so we removed it and replaced it with a layout that added function and made the room feel more balanced.

No surprises.�No backtracking.�Just a clear plan carried all the way through.

You’re not crazy—that space in your kitchen really doesn’t work.

You know the one—
not quite storage, not really usable… just kind of there.

This home was built in 2019—and still had that exact issue.

So we fixed it.

We turned that dead space into a custom bar with a wine fridge, drawer storage, and a dedicated spot for bourbon + glassware. Added a built-in window seat under the window. Brought in floating shelves, tall glass cabinets, and warm wood tones to tie into the great room.

Instead of redoing the entire kitchen, we used a clean white quartz on the new surfaces and bench to complement the existing countertops and backsplash—so everything feels intentional without overdoing it.

Same footprint. Completely different experience.

This is what happens when design and build are handled together—
clear plan, smooth process, no disconnect.

That awkward space?

Some remodels just feel… easier.

Same type of project. Same kind of home.�Completely different experience.

The difference usually comes down to how the project starts.
When everything is figured out upfront—layout, materials, details—�the build phase tends to move faster, cleaner, and with far fewer surprises.

When it starts with “just give me a number”…�things can get messy pretty quickly.

We’ve seen both sides, and the projects that begin with a clear plan almost always turn out better (and feel better along the way).

Let me just say… if having too much storage is wrong, I don’t want to be right.

With an oversized island, beautiful quartz countertops, and a designer backsplash, the space is already coming together nicely. And yes—before anyone says it—this is not the ‘after’ photo.

But here’s the thing… when a kitchen looks this good mid-process, you just know the finished version is going to be something special.
