🎓 Investing in the Future: M+S Awards Scholarships in Peru

At Mayta + Sebastian Architecture, we believe that education is the cornerstone of progress and empowerment. This year, we are proud to continue that commitment by awarding a total of nine scholarships in Peru through the Mamá Angélica Lino Vda. de Mayta Scholarship Fund.

In partnership with the Inca Garcilaso de Acolla Educational Institution — the first communal college of Peru — we awarded five scholarships to outstanding students from the 2025 graduating class. Each recipient ranks in the top third of their class and will now have the opportunity to prepare for the competitive entrance exam at the National University of Centro del Peru (UNCP) in Huancayo.

In addition, we are honored to support the Cory Coyllor School by awarding four scholarships to deserving students, providing them with the same opportunity to pursue higher education and strengthen their futures.
These initiatives reflect our firm’s dedication not only to building and restoring cities and structures, but also to building brighter futures. We honor the legacy of Mamá Angélica Lino Vda. de Mayta by opening doors of opportunity for the next generation of leaders, thinkers, and dreamers.

We extend our gratitude to both the Inca Garcilaso de Acolla and Cory Coyllor communities for welcoming this partnership. Together, we are committed to creating pathways of success that extend far beyond architecture and into the lives of young people determined to make a difference.

Local Law 126 is in effect! 🚗🏗

NYC parking structure owners must:
1. Hire a Qualified Parking Structure Inspector (QPSI) every 6 years (based on DOB’s two-year sub-cycle schedule)
2.File a Condition Assessment Report in DOB NOW: Safety within 60 days of inspection
3. Repair any unsafe conditions within 90 days
4. Submit an amended report within 14 days of completing repairs

NYC’s Sidewalk Shed Rules Are Getting a Makeover in 2025

If you’ve walked through NYC, you’ve seen them—dark, low, endless sidewalk sheds. But big
changes are coming that restore the light to our streets and raise the bar for restoration teams.

Here’s what’s new:

● 90-Day Limit: Sheds must be removed within 90 days of facade repairs.
● Height Increase: Proposed update raises minimum height from 8 ft to 12 ft.
● Color Options: Moving beyond green/blue—designs can now better blend with
surroundings.
● Lighting Requirements: Must maintain 1 foot-candle for safe visibility.
● Approved Artwork: Graphics allowed if printed on lightweight material.
● Shed Alternatives: DOB encourages decorative fencing, cantilevered covers, and
netting systems.
● Higher Penalties: More inspections and larger fines for noncompliance.

In facade restoration, the architect’s role doesn’t end with design. Our Project Managers take the lead on-site — ensuring contractors install materials correctly, maintain historic integrity, and avoid costly mistakes.

🔎 What Lies Beneath? Uncovering Hidden Structural Damage in NYC’s Historic Buildings 🏛️

When Mayta + Sebastian Architecture was hired for a routine FISP (Façade Inspection Safety Program) review, we expected to find localized masonry deterioration—common in aging NYC facades. Our initial assessment identified areas of concern at the building’s corners and water table, where prolonged exposure to the elements had taken its toll.

However, once demolition of the outer face brick began, a far more serious structural issue emerged. Years of water infiltration through damaged masonry had led to extensive corrosion and delamination of the underlying steel structure—a dangerous condition that had remained hidden behind the façade.

🚨 Why Does This Happen?
🔹 Water Infiltration: Cracked masonry allows moisture to seep in, corroding embedded steel.
🔹 Hidden Structural Decay: Damage progresses unseen until it compromises load-bearing capacity.
🔹 Delayed Repairs = Bigger Problems: What begins as localized deterioration can escalate into major structural hazards.
💡 Our Response:
Our team quickly mobilized, designing reinforcement solutions to stabilize the damaged steel while keeping repairs on schedule. We remain on-site, closely monitoring structural members as the restoration continues, ensuring timely interventions that prevent further escalation.
