“Do I really need an inspection on a brand-new build?”

Short answer?
Yes. 100% yes. Even in Arizona. Even if it’s sparkling and staged and smells like fresh paint.

I know it feels unnecessary.
It’s brand new.
No one has lived in it.
The builder has warranties.

But here’s the truth 👇🏼

New doesn’t mean perfect.

Homes in Phoenix and Scottsdale go up fast. Crews rotate. Trades overlap. Timelines get tight — especially in our busy seasons. Even great builders can have things missed along the way.

And I’ve seen it all on new builds:
• HVAC not cooling properly (in Arizona… that’s a big one ☀️)
• Roof tiles not fully secured
• Attic insulation gaps
• Windows not sealed correctly
• Grading issues before monsoon season
• Plumbing fixtures installed but not tightened properly
• GFCI outlets wired incorrectly

None of this means it’s a bad house.
It just means it’s a house built by humans.

A third-party inspection is about protection and leverage.

If we catch something before closing, the builder fixes it.
If we catch something before your warranty expires, you’re covered.

Once you close without addressing issues?
It gets harder.

In Arizona, your home takes a beating from day one — extreme heat, dust, monsoons. You want it buttoned up correctly from the start.

My job isn’t to make the process harder.
It’s to make sure you’re protected — whether it’s a 1978 ranch in Scottsdale or a brand-new build in Queen Creek.

New construction still deserves an inspection.
