PUBLIC47 is pleased to announce that construction is underway on Roosevelt Manor. Utilizing the structural efficiency of Cross-Laminated Timber (CLT), the design incorporates a slim floor assembly that allows for an additional level—resulting in an 8-story mixed-use building within the 75-foot height limit. Inside, exposed CLT ceilings bring warmth and a distinctive character to both the apartments and shared amenity spaces. The building is organized around two intersecting L-shaped courtyards—a dramatic vertical volume with horizontal openings that link outdoor spaces to the site and its context—creating a dynamic section that maximizes light, air, and connectivity. At street level, a two-story commercial space anchors the corner, while CLT awnings provide weather protection for pedestrians.

At the upper levels of the soon-to-be-completed H on Jackson apartment building, a light blue panel weaves around the facade, contrasting with Seattle’s often grey, misty sky. Angled panels, along with vertical and horizontal bands, frame the floor-to-ceiling windows to create depth to the facade. The vertical projections and blue wedge infill panels are oriented to provide shade from the Southwest sun. To realize this design, PUBLIC47 collaborated closely with the siding contractor and envelope consultant using full-scale mockups to refine complex details into a facade that is both functional and animated.

Over the past year, the Belroy Apartments have undergone an interior remodel of all 52 vintage dwelling units. The Belroy Apartments were completed in two phases: the first in 1931, and the second in 2013, which added two new residential buildings along with expanded underground parking. The Vintage building, designed by Bain & Pries in 1930, was designated a Seattle landmark (building exterior) in 2010 in recognition of its status as a premier example of 1930s Art Deco architecture.

Our design team focused on unit kitchens and bathrooms, enhancing spatial connections while preserving the building’s historic character through thoughtful finish selections and the restoration of original doors and wood flooring. The west wing remodel is now complete and partially available for leasing, while construction on the south wing is scheduled for completion in September.

We are delighted to share that has recognized The East Seattle Partners Office on Mercer Island as the winner of the 2025 Editors Pick in the Commercial - Office Small Category! Located on a small 6,500 sf corner site with 25 ft of grade change, this project houses a local family foundation and investment company. The LEED Gold certified project strives to be timeless and convey permanence, while being environmentally responsible and forward-looking. The project is organized around interconnected multi-story volumes bound by smaller scale spaces such as private offices, meeting rooms, break rooms, and service functions. Regionally produced cross laminated timber (CLT) was employed as the primary floor and roof framing material and left exposed to reveal its natural warmth and structural capabilities. Located in downtown Tacoma, this new apartment building is perched on a steep hill overlooking Mt Rainier and Commencement Bay. At 8-stories tall and 500-ft long, Tacoma II contains 376 apartment units, a small commercial space at the ground floor, and 2 levels of partially buried parking.
The massing is carved from a continuous block, broken by a series of 5 courtyards visually connected back to the street with breezeways. Roof terraces and balconies further articulate the façade, along with a dynamic cladding color shift, offset window spacing, and sea-glass colored balconies.

Another success at Seattle Design Review! This time for the Roosevelt Manor, a hybrid CLT apartment building in the heart of the Roosevelt Neighborhood.

Standing 8 stories high, with 131 units and one level of parking below grade, the project utilizes a hybrid structural system with CLT for the floors at the upper levels. The project seeks to engage both Roosevelt Way NE and NE 63rd Street, while anchoring the corner. Using interlocking courtyards, the massing strategy provides access to quality daylight and fresh air for residents while responding to the different characters of two streets.

The Jackson Street Project received unanimous board support at last week’s DRB meeting, and we are thrilled to see the project move ahead.

The project, located at 16th and Jackson in Seattle’s Central District, is a mixed-use apartment building comprising 37 apartments and 2500 sf of commercial space. The concept organizes dwelling units around a centralized core, creating three container-like volumes that opens to their corresponding streets. Embracing constraints with overhead power lines, the lower three stories feature an undulating carved brick massing that provides integrated balconies, overhead weather protection, and adds depth and layering to the facade. We believe this project will foster a pedestrian-friendly streetscape and set a positive precedent for well-built, thoughtfully designed construction in an evolving neighborhood.

We are thrilled that Inspire Apartments won the Energy in Design Award at the 2023 Honor Awards. The 6-story apartment building generates 108% of the annual energy for its 42 residential units, and is the first multifamily building to participate in Seattle’s Living Building Pilot Program receiving Petal Certification under the Living Building Challenge in 2023. With a measured EUI at 16.8, Inspire reduced the target performance by over 50% for this building type. Thank you to the Jury for selecting Inspire, we hope it is the first of many in our community and nationwide.

Wedged between two converging arterials at the western edge of Seattle’s Mount Baker neighborhood, the stretch of Claremont Avenue South is pleasantly tranquil. Zoning changes intended to address housing affordability, coupled with proximity to the Mount Baker Light Rail Station have resulted in redevelopment that is rapidly transforming the immediate area. The building program is oriented around a courtyard, providing light and air to the units and allowing for true one bedroom apartments. After a brief pause in the project schedule, the project will move forward with construction this month!

Recently returning after a decade away in New York and California, Erica is a Seattle native excited to be back in the Pacific Northwest. She is a licensed architect and brings over 10 years of experience in education, master planning, life science workplace, amenity, parking structures and mixed-use projects.

Erica works closely with clients and stakeholders to bring the vision of the project to life in the architecture and believes good design truly impacts the fabric of our everyday lives. She models thoughtful design, team collaboration and clear communication.

Home life includes a spirited 2 year old daughter and recently purchased mid-century modern fixer-upper residence.
