This project was a Great One. An amazing client had a vision for their second and third floor which basically involved remodeling most of the entire 2nd floor and a portion of the 3rd floor. We're including the actual 2nd floor workup designs which shows the original Pre-Construction layout and also the Completed Layout.
Work Summary 2nd Floor:
1. Remove existing master bedroom gas fireplace.
2. Demo master bedroom closet
3. Demo master bedroom bath
4. Demo laundry room
5. Demo master bedroom and princess bedroom entrances
6. Frame up all new walls, as shown on Completed Layout Image to allow for: The new relocated Master Closet, The new relocated Master bathroom with heated tile flooring, The new relocated laundry room, the newly added princess full bath, the new relocated bedroom entrances, the installation of 1 new exterior door to allow for the new 2nd floor deck access.
7. Cap, remove, relocate All Plumbing, Electrical and HVAC rough-ins as needed. This included relocating the HVAC lineset, adding a dedicated circuit for the heated tile flooring in the master bath and running new plumbing drains and vents. The install all new plumbing and electrical finishes.
8. Install Sound Damping insulation on every wall surrounding the master suite.
9. Install new sub-flooring, hardi-board & durock, drywall and green-board mold resistant drywall in the master bath and laundry.
10. Install new tile in the new master bath, princess bath and laundry room.
11. All new vanities with stone tops, custom storage and master closet and laundry shelving.
12. All new doors to include laundry custom glass barn door.
13. And a new AZEK deck off the master bedroom.
We’re probably forgetting something but the end result was amazing and the client was thrilled! Next year we’re remodeling their kitchen as well!
Please forgive the photos, we trying to get better at remembering to take pics the minute we are done with an area buuuuut we tend to get distracted and the clients like to begin using their new areas right away! 🙂
