As extreme cold is coming, here are a couple of important tips-
Go make sure your skirting is sealed up. Block any holes, even if only temporary. The wind may have done damage that needs to be fixed or you will have trouble with water lines.
Check your heat tape. It should run from the belly of your home all the way to the bucket where your main line is, and include the meter. If those freeze, most parks will charge you if they break, as keeping functional heat tape is your responsibility. It should feel warm to the touch in this cold, and it should have insulation wrapped the whole length as well. You don't need to remove the insulation to check it. Check to see if it's plugged in, and a light should be on indicating there is power to it.
Contrary to popular belief, you should not let your faucets trickle in a mobile home. Your sewer line can build up a dam inside if you have water trickling into it. It has no heat source. This can happen even if your toilet runs on its own a little because the seal in the tank leaks. We have seen sewer back up into homes caused by this. Damage from this can be very expensive, and hard to fix. Open the cabinet doors and allow heat into your cabinets.

With the snow coming, we want to make you aware that if the stack for your furnace gets covered, the furnace can't get the oxygen it needs to warm up, and will blow only cold air.
Also, wind can blow out your pilot light if your furnace still has one. Keeping the vents clear is good, but be careful if you have to get up there.

Also, the guys plowing the roads are hired to keep the roads clear for emergency responders and those who have to be out in the bad weather. They are not paid to clear your driveway. That's your responsibility. Keeping your drive cleared is up to you. If you can't physically handle it, it's good to line up a plow driver or someone to shovel you out ahead of time.
If your car is parked on the road, it will be plowed in. Spring Meadows and Amber Oaks don't allow parking on the streets when snow needs cleared. The guys plowing work a 40 hr week, and then some. Please be kind.
Freeze ups have been happening a whole lot. The valve in the bucket under your home, should be surrounded with insulation in the bucket, and a good quality heat tape should be installed on your water line, all the way to the belly of the home. If your water line is on the ground, it needs to be replaced so it isn't on the ground, or your problems will be more frequent.

Expenses come with home ownership, and saving some for these kind of events is highly recommended

Spring Meadows and Amber Oaks Communities in Defiance, Ohio need a person to assist in maintenance, clean up, and repairing manufactured homes, and infrastructure, for a permanent, full time position.
You will need to be very self motivated and driven to get tasks accomplished, have a good driving record, experience with power tools, mowers, and a personality capable of professional interaction with community members.
Experience in construction, plumbing and electrical is a plus.

It's about to really test your heat tape. I hope you all made sure it's working, and have skirting that is sealed without holes. We currently lack the manpower to thaw you out.

You may hear people say to let your faucet drip when we get really cold weather. We have had to repair frozen sewer lines because of that. It causes water to dam up inside cold sewer lines and then suddenly, you get an overflowing toilet, and sewage on your floor and in your heat ducts.
The best way to keep your waterlines running in a mobile home is to be sure your insulation is not hanging down under your home, and that there are no holes in the belly of your home.
Also be sure you have working heat tape on the waterline that comes out of the ground all the way to where it enters into the belly of your home. It should also have insulation over it.
Another thing is that you should be using your furnace. Your water lines keep from freezing because they run in the belly of your home, along side the heat ducts which keep them warm enough they won't freeze.
Now is the time to get under your home and check all of this.
The weather forecast is warning us already that we will have an Artic blast coming down from the North starting Sunday. We always get calls for repairs in that really cold weather, and it can be costly.

Brrrr...
Sorry for the repeat here, but if you're in a mobile home, do not let your water drip to keep it from freezing. It causes a dam to build up in your sewer lines and you can end up with sewer in your house! Also, be sure to repair any leaky faucets, and any toilets that fill up periodically.

As we scurry and do our best to keep up. This is a reminder that while it's chilly out, go out and check your heat tape, is it plugged in? Is it warm? Is there insulation around it?
