Consulting services offered in El Dorado County. Mike knows firsthand about footing, setbacks, drainage, grading, and the step-by-step process of designing an area for a covered or open arena, barn, etc.
A consulting visit to your property will last approximately 90 minutes, and everything from wind direction to drainage issues to gathering resources to make it all happen will be discussed. Mike has acted as the home builder/contractor/project manager on two covered round pens, three enclosed arenas, two covered arenas, and four barns on his own personal properties.
He has worked with Castlebrook barns, FCP barns, and MD barn master. He will discuss the pros and cons of each, as well as all of the hidden costs that are never mentioned. Electrical, plumbing, paddocks, gate entrances, etc.
A consult will consist of the following:
• Location: Choose a flat, well-drained area with enough space, beyond the actual riding area. What are the setbacks? Are there HOA restrictions?
• Size: Determine the appropriate diameter based on your training needs.
• Materials: Selecting durable materials like wood, PVC, or metal that can withstand wear and tear.
• Ground Surface: Use safe footing material, such as sand or rubber, to prevent injuries. Is there access to water for wetting? What is the flow rate if on a well?
• Access: Ensure easy access for both horses and handlers, including gates that are safe and functional.
• Maintenance: Plan for regular upkeep to keep the arena/pen functional over time.
• Cost: What is the actual expected overall cost likely to be.
