The vision matched the reality because the layout was right before we ever ordered a single piece of furniture.

This outdoor deck in Breckenridge was one of the spaces we planned most carefully on the SDA project. Seating zone, dining zone, sightlines to the tree line and peaks. Once the layout was locked, the rest followed. That is Summit County interior design working the way it should.

The most expensive mistake in outdoor design is buying furniture for a space you never actually measured for use.

Signing with a designer is one of the most strategic decisions you can make before a project starts.

Most people don't realize how much coordination a build or full remodel actually requires until they're in the middle of it. By then, the stress is already there. Getting a designer involved early means the decisions get sequenced, the trades stay aligned, and you're never left guessing what comes next or what something is going to cost you.

Conceptual Design laid the foundation. The next phase, Detailed Design, is where we take everything we established and make it real.

Every finish, fixture, and furnishing gets presented and approved before anything is ordered. The floor plans get finalized. Your builder gets a complete manual. And you get a record of every decision made on your home before it's built.

The tile is the decision everything else follows.

In this Frisco home, we chose a large-format geometric tile for this shower surround and let it lead. No decorative borders, no competing finishes. Just the diamond pattern doing exactly what it was selected to do. The matte finish keeps it grounded, the scale makes it feel intentional, and the geometry adds movement without adding noise.

In a mountain home, that restraint is the point. A finish that won't feel dated, won't show its age, and won't beg for a refresh in five years.

From paper to finished kitchen.

We start every project with a drawing. Lines on a page that show where things could go, the island, the range wall, the flow of the space. It's not glamorous, but it's where the real decisions happen.

Your home should feel like you exhaled when you walked in.

Not like you're living inside someone else's portfolio. Not like you had it designed for a photoshoot that doesn't account for ski boots, your dog's bed, or how you actually move through the space on a Tuesday morning.

We read every plan before a single finish gets chosen. Space planning, cabinetry layouts, structural drawings, that's where a home either works or it doesn't. The beautiful part comes after the functional part is locked.

What we won't do is chase what's all over Pinterest and talk you into something you'll be tired of in three years. Your home should still feel like yours a decade from now.

Natural lighting like this doesn't happen by accident.

In this open kitchen and dining, we enlarged and added more windows as part of a larger layout overhaul. The mountain views you're seeing were a decision, not a given.

Early planning also gave us room to double the kitchen footprint entirely, by stacking the staircases.
The best spaces look effortless. The planning behind them never is.
