This week, our Rapid City Project Manager, Garry, brought the office with him.

Today he is attending a conference in Pierre and staying for a weekend of camping and fishing, all while continuing to keep projects moving and meetings on the calendar. Sometimes... the office just happens to come with a better view.

Pool season looks a little different when it's designed to bring a community together.

Residents at Sage Meadow Village are enjoying the newly opened pool, one of several shared spaces created to support connection, activity, and everyday interaction.

From above, the community's horseshoe layout and network of pathways show how the site was planned to connect residents with amenities, green space, and each other. Every path leads to opportunities to gather, spend time outdoors, and build relationships with neighbors.

We believe the most successful multifamily communities are those that bring people together. While aesthetics matter, the real measure of good design is how people experience a place and the sense of community it helps create.

The most expensive mistakes in construction are rarely made during construction. They happen earlier.

In conversations that never took place, questions that were never asked, and assumptions that were never challenged during the design phase.

Long before a project breaks ground, decisions are already shaping its long-term success. Operational efficiency, user experience, future adaptability, budget alignment, maintenance demands, and even community impact are often determined before the first shovel ever hits the site. Yet too often, projects move forward focused primarily on aesthetics, square footage, or immediate needs without fully evaluating the bigger picture.

The strongest projects are not only designed well. They are planned strategically.

During the design phase, owners, stakeholders, and project teams should be asking deeper questions:
• Will this facility still serve us effectively 10 or 20 years from now?
• Are we designing for operational efficiency or creating future challenges?
• How will this space adapt as needs evolve?
• Does the design align with both budget realities and long-term value?
• Are we making decisions proactively, or reacting too late in the process?

These conversations have the power to influence everything from construction costs and timelines to long-term performance and user satisfaction.
