As a reminder always check the credentials of your repair man.

This subfloor was pieced together with OSB and then capped with felt paper and leveled with concrete before being covered with plywood (including the heat register).

A proper repair which you’ll see in the pictures requires removal of the rotted sub floor, an addition of 2x6 studs for support and new plywood subfloors.

Today's Tip: Residential Water Heaters ARE NOT for use or Installation in Manufactured OR Mobile homes. You should ALWAYS make sure your repair man is Licensed, Insured, and if working on your water heater or heating or cooling systems that they have their Mechanical installers license. Otherwise they are not legally allowed to repair OR even replace these systems.

This Resident had a "residential" (for a stick built home) water heater installed in her manufactured home for over 5 years, in a sealed exterior water heater compartment and is EXTREMELY lucky not to be suffering the effects of Carbon Monoxide poisoning!!

Please note that ANY and EVERY water heater with tell you whether it is OR is not approved to be installed in a manufactured home.
