More progress photos on the B&B currently under construction. Also, two 3D study models

Currently under construction, a new private home with 4 B&B rental units. It is located in a rural wine country outside of St. Louis MO. A new way for homeowners to allow their largest investment - their own private home - to generate income. Local zoning codes will need to catch up to a new way of thinking. The building code has already recognized this with the IBC2018 Section 310.5 Lodging House that allows this building type to be built using the residential code (IRC) instead of the commercial code.

Great to see a bit of modern design going up in very traditional St. Louis MO. First is the 2-story #1100 Series floor plan with the monumental glass front. This design was winner of the St. Louis Realtors Association affordable energy efficient housing design competition in 2014. This is the first time a modern styled front has been built on this production infill house designed for narrow lots in the City of St. Louis.

The new homes in Pine Lawn now have newly finished streets. The new pavement makes a big difference in the feel of the neighborhood.

Beyond Housing Pine Lawn - update on the 41 new homes built in 2018-19 - the streets are currently being repaved, and we will be looking for a sunny day to photograph the neighborhood. The streetscape photos best illustrate how variety in prototype home plans make for a nicer looking community that will have lasting value.

I wish Facebook was not so desperate to make even more money that they would stop harassing me with messages about my business page. I also wish they would learn that there is a big difference between an architect and an engineer. If you are going to run an advertising business you should really know basic facts, and this is pretty basic.

Nonprofit developer Beyond Housing has completed a $10.5 million homebuilding project in Pine Lawn.

The Beyond Housing Pine Lawn 41 new homes are working toward completion. Lawns have made a dramatic difference in the change from a active construction site (were people have already moved in) into a new neighborhood.
