🫢The one everyone asks about… just hit the market!
This Sullivan’s Island home has been one of our most loved designs for years—and now it’s finally available! A rare opportunity to step into a home where architecture, interiors, and setting all feel perfectly aligned. This rare site has views of the Atlantic out the front and the intercoastal in the rear.
Listed by Ashley Haynes, East Islands Real Estate.

Some homes are designed. Others are uncovered.

began as a historic Sullivan’s Island cottage—weathered, beloved, and full of stories. What followed wasn’t a reinvention, but a careful unfolding… preserving its soul while introducing a new rhythm of coastal living.

A reimagined main house, layered outdoor rooms, a pool that settles into the landscape, and an oyster shack tucked just beyond—designed for slow evenings, salt air, and gathering without effort.

This is what happens when architecture listens first.

The best coastal homes aren’t defined by square footage — they’re defined by how the house sits on the lot. 🌿
Views, privacy, outdoor living, approach from the street, and how the spaces connect to the landscape all get worked out long before the drawings start to look like a house.
On projects like this, the early planning with the builder, client, and design team makes all the difference in how smoothly everything comes together. 🏡
Every site is different, and that’s what makes these homes so rewarding to design. ✏️

🌾 Seabrook Island has a way of asking more from a house.
More light. More elevation. More connection to the water. 🌊

is a new conceptual design for Seabrook Island, created to explore how architecture can respond to the Lowcountry landscape while embracing the realities of building along the coast. Designed with the living level elevated above grade, the home captures long water views, ocean breezes, and the quiet rhythm that defines island life.

A symmetrical coastal façade wrapped in cedar shingles and standing-seam metal roofing is anchored by a curved stair tower that becomes the visual hinge between public gathering spaces and the private primary suite. Deep porches, layered balconies, and a raised pool terrace extend the architecture outward, creating outdoor rooms that feel just as intentional as the interiors.

On the rear elevation, a sweeping stair, columned loggia, and full-width veranda frame the horizon, while the elevated structure allows the home to sit lightly on the site — a thoughtful response to flood requirements, views, and the natural landscape.

This conceptual rendering — — reflects our ongoing exploration of coastal architecture designed specifically for Seabrook Island.

Designing for the whole family… including the four-legged ones. 🐾
One of the biggest trends we’re seeing in custom coastal homes is designing with family pets in mind from the very beginning. At the beach, that often means dedicated dog showers, durable materials, easy-to-clean surfaces, and thoughtful spaces that make coming in from the sand, marsh, or ocean effortless.
This built-in dog wash was designed as part of the architecture and finished with custom penny-tile mosaic, glass enclosure, and fixtures selected to feel just as intentional as the rest of the home. Functional for everyday life, but detailed enough to belong in a luxury interior.
We’ve had more clients than ever asking for pet-friendly features in their homes — and we love finding ways to make them both practical and beautifully designed.
Architecture + Interiors working together makes spaces like this possible.
🐶 Would you add a dog wash to your dream beach house?

Designed around the oaks, not the other way around.
This shingle-style retreat in Cassique on Kiawah Island was carefully composed to preserve the live oaks at the center of the site. Western red cedar shingles wrap both the walls and roof, while hand-crimped copper dormers and emerald green trim add depth and character to the façade.
Ocean Park’s 5,500 sf limit inspired a creative solution: a cedar-clad hyphen separating the primary suite from the main living spaces, allowing the home to expand to 5,700 sf while framing views to the marsh and the surrounding canopy of trees.
A circular stair tower with a curved copper roof becomes the architectural hinge of the house, connecting the living spaces to an in-law suite, while inside, each transition reveals something new—from a hidden jib door leading to a jewel-box scullery to a spiral stair that winds up to a cozy office porch tucked into the oaks.
Architecture that responds to its setting, and rewards curiosity at every turn.
