𝐂𝐮𝐬𝐭𝐨𝐦 𝐇𝐨𝐦𝐞 𝐁𝐮𝐢𝐥𝐝 𝐑𝐨𝐨𝐟𝐢𝐧𝐠 𝐒𝐲𝐬𝐭𝐞𝐦
We’re excited to share a new construction custom home project we’ve been blessed to plan out. This build showcases the importance in choosing the right roofing system for the right slope, and how that makes all the difference. Cutting corners in builds like this can literally cost a homeowner who trusted you, ten’s of thousands.
𝑻𝒉𝒆 𝑪𝒉𝒂𝒍𝒍𝒆𝒏𝒈𝒆?
This home has multiple roof slopes at different angles. That’s where most contractors get it wrong. A one-size-fits-all approach doesn’t work here.
𝘛𝘩𝘦 𝘓𝘰𝘸-𝘚𝘭𝘰𝘱𝘦 𝘚𝘰𝘭𝘶𝘵𝘪𝘰𝘯 (1/12 𝘚𝘭𝘰𝘱𝘦):
At 1/12 slope, asphalt shingles are out of the question. Architectural shingles max out at 3/12 slope—anything lower, and water will find its way under. That’s a recipe for water intrusion, mold, and structural damage. Here’s what we’re doing instead:
✓ 26-gauge standing seam metal roofing
✓ High-temp ice and water shield under the entire plywood layer
𝘞𝘩𝘺 𝘴𝘵𝘢𝘯𝘥𝘪𝘯𝘨 𝘴𝘦𝘢𝘮?
Unlike exposed fastener ribbed metal, standing seam handles low slopes without sacrificing aesthetics or durability. You also get a maintenance-free, 50+ year lifespan and that durability is simply worth the investment.
𝘞𝘩𝘺 𝘵𝘩𝘦 𝘪𝘤𝘦 𝘢𝘯𝘥 𝘸𝘢𝘵𝘦𝘳 𝘴𝘩𝘪𝘦𝘭𝘥 𝘶𝘯𝘥𝘦𝘳𝘯𝘦𝘢𝘵𝘩?
Metal expands and contracts. Without that second waterproofing layer, you’re relying solely on the metal’s seams, and on a 1/12 slope, even tiny gaps become big problems.
𝑇ℎ𝑒 𝑆𝑡𝑎𝑛𝑑𝑎𝑟𝑑 𝑆𝑙𝑜𝑝𝑒𝑠:
On the steeper sections, we’re installing Owens Corning Duration 50-year architectural shingles with Grace ice and water shield underneath.
Why Grace specifically? It’s engineered for superior adhesion, better flexibility in temperature swings, and longer-lasting protection than standard felt paper or synthetic underlayments.
𝑾𝒉𝒆𝒏 𝒚𝒐𝒖’𝒓𝒆 𝒑𝒓𝒐𝒕𝒆𝒄𝒕𝒊𝒏𝒈 𝒂 𝒉𝒐𝒎𝒆, 𝒚𝒐𝒖 𝒅𝒐𝒏’𝒕 𝒄𝒐𝒎𝒑𝒓𝒐𝒎𝒊𝒔𝒆.
Here’s the Honest Truth:
Many contractors in our area will use 15 # felt paper, basic synthetic underlayment, ribbed metals, or cheap shingles to “win the bid,” or profit a few extra dollars.
But when a homeowner chooses to trust you, you don’t just fight to the bottom, you fight to do the best you can with the financials they’ve 𝑒𝑛𝑡𝑟𝑢𝑠𝑡𝑒𝑑 you with. Most homeowners are willing to put up the amount of money needed to do the job right 𝐼𝐹 you are fair in your pricing consideration 𝐴𝑁𝐷 have their best interest in mind!
•Contractors, don’t race to the bottom using the cheapest, lowest quality materials- that’s a disaster waiting to happen to you and to your homeowners.
•Homeowners, when a reputable company that you trust presents to you what is truly in your homes best interest, with your goals, budget, and plans in mind, trust them! Even if it costs more than planned. Doing a job truly right usually never costs less than you expect it to.
That’s the difference between a roof that lasts 15 years and one that protects your family for 50.
