A great garage floor coating starts with the prep.

We begin by grinding the entire concrete floor with our large Lavina grinder while the edges are prepared with a hand grinder. Once the surface is completely cleaned, we chase and repair the cracks, grind the repairs flush, and prepare the concrete for coating.

Next, we apply the mocha polyurea base coat and broadcast decorative flakes across the entire garage floor. After the coating sets, we scrape the floor multiple times to knock down loose and raised flakes before applying the clear polyaspartic top coat.

That final clear coat gives the floor its finished appearance while providing a durable surface designed for everyday garage use.

This Isn’t Your Standard Epoxy Floor

This floor uses a polyurea base coat instead of a traditional epoxy base. One of the biggest differences is flexibility.

Concrete naturally moves, expands, and contracts. You can already see cracks and uneven areas in this garage. The XP275 polyurea base coat has more give than a standard epoxy system, helping it move with the concrete instead of being as rigid.

That added flexibility is one of the main reasons polyurea is different from traditional epoxy flooring.

Why Mixing Polyurea Correctly Matters

Polyurea is a two-part system, and the A and B components have to be mixed at the correct ratio. If they’re not mixed properly, you won’t get the right chemical reaction.

Why We Use Heavy-Duty Grinders for Concrete Prep

I have a bit of a problem buying tools, but every tool has its place. For larger floors, we use our 30-inch Lavina grinder because the extra weight and head pressure helps us cover more square footage and properly profile the concrete.

We pair our grinders with Husqvarna vacuums to help control dust, along with DeWalt hand tools for mixing and smaller work. At the end of the day, good equipment makes a big difference in the prep.

Why the Right Diamond Matters When Grinding Concrete

Hard concrete needs a soft bond diamond, while soft concrete needs a hard bond diamond. Choosing the right diamond is important because it helps the grinder properly cut and profile the concrete before the coating goes down.

For this floor, the concrete tested hard, so we’re using a soft bond diamond to get the surface prepped correctly. Once the right tooling is on, it’s time to get to work.
