Massive structural remediation on this 1900 house. Improperly sized and installed carrying beams led to sagging floors and weight being carried by the windows. We installed engineered beams to provide the support this house needed.

This bathroom remodel came on the heels of a house fire that, thankfully, was quickly extinguished. The original bathroom was quite odd, with no privacy whatsoever, only a half wall separating it from the hallway and a giant picture window into the master bedroom. We began by removing the window, reframing the walls to close it in and accommodate doors. We repaired the fire damaged framing in the wall and ceiling, then reinsulated and installed the drywall and cement board. The last step for us was installing the custom shower pan and tiling the floor and walls.

There were many steps to this kitchen remodel. Beginning with structural repairs in the floor and ceiling. Then building a pass through window in a load bearing wall using a barn beam as the exposed header. We refinished the red oak mortice and tennon drop ceiling framing leaving it exposed, then installed tongue and groove pine above it. The cabinets were showing signs of their age so we overhauled them, adding a space for a dishwasher, refurbishing all the doors and drawers including new handles, k***s, and concealed hinges. We installed a set of new cabinets along the opposite wall and laid beautiful new flooring. We framed for and installed the new undermount sink in preparation for the quartz countertops. It is truly a one of a kind creation and we had lots of fun in the process!

Just wrapped up an emergency subfloor repair

Termites and moisture were causing major concern for this old farm house. We began by slowly and strategically jacking the main beams, poured new footers, and then replaced the rotten joists, as well as replacing (and adding new) support colums where they were required.

This house has been settling for over 100 years causing the floor of the master bedroom to dip nearly two inches towards the center and then rise sharply at the exterior wall. After carefully removing the flooring and clearing thousands of staples we laid out a grid of string to aid in scribing the sleepers. We laid down a new plywood subfloor in the low spot, then feathered the edges with floor leveler. Finally we installed a moisture barrier and relaid the flooring.
