🚿 Bathroom remodels are one of the most common projects South Jersey homeowners take on — and one of the most common sources of budget regret. Usually it comes down to the same three mistakes.

𝗠𝗶𝘀𝘁𝗮𝗸𝗲 #𝟭: 𝗧𝗶𝗹𝗲 𝗯𝗲𝗳𝗼𝗿𝗲 𝗽𝗹𝘂𝗺𝗯𝗶𝗻𝗴.
Picking your tile before locking in your plumbing layout is backwards. Once you've committed to a layout, your tile choices have to work around it. Do it in the right order: plumbing rough-in first, then design.

𝗠𝗶𝘀𝘁𝗮𝗸𝗲 #𝟮: 𝗚𝗼𝗶𝗻𝗴 𝗰𝗵𝗲𝗮𝗽 𝗼𝗻 𝘄𝗵𝗮𝘁'𝘀 𝗯𝗲𝗵𝗶𝗻𝗱 𝘁𝗵𝗲 𝘄𝗮𝗹𝗹.
The shower pan, the backer board, the waterproofing membrane — these are the things nobody sees and nobody brags about. But they're what determines whether your tile looks the same in 10 years or starts cracking and growing mold in three. Cutting costs here costs more later.

𝗠𝗶𝘀𝘁𝗮𝗸𝗲 #𝟯: 𝗨𝗻𝗱𝗲𝗿𝗲𝘀𝘁𝗶𝗺𝗮𝘁𝗶𝗻𝗴 𝘁𝗵𝗲 𝘀𝗰𝗼𝗽𝗲.
"Just a quick refresh" almost always reveals something — old plumbing that needs updating, subfloor damage from a slow leak, an exhaust fan vented into the attic instead of outside. Budget for discovery. A contractor who can't handle what's behind the wall will hand you a change order.

JAM Building & Renovations handles bathroom remodels start to finish — design, demo, plumbing coordination, tile, finish work — across Gloucester, Camden, Burlington, and Salem Counties.

🔥 If you've been grilling off a cart on a deck that was never designed for it — there's a better way.

An outdoor kitchen done right for South Jersey means:
• Concrete block base — holds up to humidity and freeze-thaw cycles
• Stone or porcelain countertops — nothing that absorbs moisture or degrades in the sun
• Built-in grill, sink, mini-fridge — stop running inside every five minutes
• Pergola or covered structure — makes the space usable on 90°F days

Gas, electrical, and plumbing connections require permits in NJ. JAM handles all of it — from the concrete base to the structure above.

🔍 If you've noticed dark black or greenish streaks running down your roof, you're not imagining it — and it's not just dirt.

Those streaks are almost always algae — specifically Gloeocapsa magma, a type of blue-green algae that feeds on the limestone filler in asphalt shingles. It's extremely common in South Jersey, where warm summers and high humidity create perfect growing conditions.

Here's what you need to know:

𝗜𝘁'𝘀 𝗻𝗼𝘁 𝗷𝘂𝘀𝘁 𝗰𝗼𝘀𝗺𝗲𝘁𝗶𝗰. Left untreated, algae degrades the shingle's protective granule layer over time, accelerating wear and shortening roof lifespan.

𝗠𝗼𝘀𝘀 𝗮𝗻𝗱 𝗹𝗶𝗰𝗵𝗲𝗻 𝗮𝗿𝗲 𝘄𝗼𝗿𝘀𝗲. If the streaks have progressed to visible moss or lichen growth, those root structures physically lift and separate shingles — causing real damage faster.

𝗪𝗵𝗮𝘁 𝗱𝗼𝗲𝘀𝗻'𝘁 𝘄𝗼𝗿𝗸: Pressure washing. It strips granules and voids warranties. The right approach is a low-pressure chemical treatment with the proper biocide solution.

𝗪𝗵𝗮𝘁 𝗱𝗼𝗲𝘀 𝘄𝗼𝗿𝗸:

• Low-pressure soft wash treatment
• Zinc or copper strip installation at the ridge (prevents regrowth)
• In advanced cases, shingle replacement in affected sections

The prevention play: TAMKO shingles with algae-resistant technology — which JAM installs — dramatically reduce recurrence.

If the streaks have been there more than a season, it's worth having someone look at the underlying shingle condition.

👨💼 Father's Day is coming up — and if dad has been working out of a corner of the bedroom, a folding table in the basement, or the kitchen island for the past few years, this is the year to fix it.

A dedicated home office isn't just a nice-to-have anymore. For a lot of South Jersey families, it's a real quality-of-life upgrade that changes how the whole household functions.

𝗛𝗲𝗿𝗲'𝘀 𝘄𝗵𝗮𝘁 𝗮 𝗽𝗿𝗼𝗽𝗲𝗿 𝗵𝗼𝗺𝗲 𝗼𝗳𝗳𝗶𝗰𝗲 𝗰𝗼𝗻𝘃𝗲𝗿𝘀𝗶𝗼𝗻 𝗮𝗰𝘁𝘂𝗮𝗹𝗹𝘆 𝗶𝗻𝘃𝗼𝗹𝘃𝗲𝘀:

𝗧𝗵𝗲 𝘀𝗽𝗮𝗰𝗲: A spare bedroom, finished basement corner, garage conversion, or bonus room — most South Jersey homes have at least one underutilized space that works.

𝗧𝗵𝗲 𝗯𝘂𝗶𝗹𝗱-𝗼𝘂𝘁: Proper lighting, electrical outlets where you actually need them, built-in shelving or desk surfaces, soundproofing if the rest of the house gets loud, and flooring that doesn't feel like a storage room.

𝗧𝗵𝗲 𝗽𝗲𝗿𝗺𝗶𝘁 𝗾𝘂𝗲𝘀𝘁𝗶𝗼𝗻: Depending on what's involved — especially electrical — permits may be required. JAM handles all of it.

𝗧𝗵𝗲 𝘁𝗶𝗺𝗲𝗹𝗶𝗻𝗲: Most home office conversions are 1–3 week projects. Fast enough to be a real Father's Day gift, not just a promise.

JAM Building & Renovations has been transforming underused spaces into functional rooms across Gloucester, Camden, Burlington, and Salem Counties since 2004. Andy will tell you exactly what's possible in your home during a free consultation.

🌡️ If your basement feels like a sauna every summer, you're not imagining it — and the fix isn't just a fan pointed at a window.

A hot basement in South Jersey summer is almost always a combination of the same three problems:

𝟭. 𝗡𝗼 𝗶𝗻𝘀𝘂𝗹𝗮𝘁𝗶𝗼𝗻 — 𝗼𝗿 𝘁𝗵𝗲 𝘄𝗿𝗼𝗻𝗴 𝗸𝗶𝗻𝗱 An uninsulated basement absorbs radiant heat from the ground and transfers heat from the floor above. Most older South Jersey homes have inadequate basement insulation or none at all. Without it, no amount of cooling will solve the problem.

𝟮. 𝗣𝗼𝗼𝗿 𝘃𝗲𝗻𝘁𝗶𝗹𝗮𝘁𝗶𝗼𝗻 A basement with no cross-ventilation or exhaust traps warm, humid air. That heat has nowhere to go — so it builds. Add the humidity South Jersey summers bring and you get the full sauna experience.

𝟯. 𝗛𝗩𝗔𝗖 𝗶𝘀𝗻'𝘁 𝗿𝗲𝗮𝗰𝗵𝗶𝗻𝗴 𝗱𝗼𝘄𝗻 𝘁𝗵𝗲𝗿𝗲 Many finished or partially finished basements aren't properly connected to the home's HVAC system. They get a duct, maybe, but not enough. Or the return air isn't set up correctly and conditioned air can't circulate.

𝗧𝗵𝗲 𝗿𝗲𝗮𝗹 𝗳𝗶𝘅:
• Proper insulation on walls and rim joists
• Exhaust fan or egress ventilation
• HVAC extension or mini-split for serious cases
• Air sealing to stop warm air infiltration

JAM Building & Renovations handles basement finishing and remodeling — including the mechanical coordination that makes the space actually livable.

☀️ If your roof needs work, summer is the best time to get it done — and also the hardest time to get on a contractor's schedule.

Here's why summer is the peak season for roofing in South Jersey, and why waiting almost always costs more:

𝗧𝗵𝗲 𝘄𝗲𝗮𝘁𝗵𝗲𝗿 𝘄𝗶𝗻𝗱𝗼𝘄 𝗶𝘀 𝗿𝗲𝗮𝗹. Asphalt shingles seal best between 40°F and 85°F with low humidity — which is most of summer. Cold installs don't seal properly. Hot, humid installs create their own problems. Summer's moderate mornings are the sweet spot.

𝗦𝗰𝗵𝗲𝗱𝘂𝗹𝗶𝗻𝗴 𝗳𝗶𝗹𝗹𝘀 𝗳𝗿𝗼𝗺 𝘁𝗵𝗲 𝘁𝗼𝗽. Roofing contractors who are worth hiring book 6–10 weeks out by mid-June. Homeowners who call in July are scheduling for September.
Homeowners who call in August are looking at October — and hoping the weather holds.

𝗦𝘁𝗼𝗿𝗺 𝗱𝗮𝗺𝗮𝗴𝗲 𝗰𝗼𝗺𝗽𝗼𝘂𝗻𝗱𝘀. If your roof already has weak spots, every summer storm is another opportunity for damage to spread. A soft shingle becomes a broken one. A small leak becomes a soaked rafter.

𝗧𝗵𝗲 𝘄𝗶𝗻𝘁𝗲𝗿 𝗴𝗮𝗺𝗯𝗹𝗲. Every year homeowners tell themselves they'll get to it in the fall. Fall gets busy. Winter arrives. Then they're doing emergency repairs in December.

The right move is to get an inspection now, understand exactly what your roof needs, and lock in your date before the schedule fills.

🌿 Porch season is officially here — and for a lot of South Jersey homeowners, that first warm evening outside reveals a list of things that need attention.

The real question isn't always whether to fix the porch. It's whether to repair what's there or start fresh. Here's how to think through it:

𝗥𝗲𝗽𝗮𝗶𝗿 𝗺𝗮𝗸𝗲𝘀 𝘀𝗲𝗻𝘀𝗲 𝘄𝗵𝗲𝗻:

• The frame and posts are structurally sound
• Damage is isolated — a few boards, some paint, loose railings
• The porch is relatively new (under 10–12 years)
• You're happy with the layout and size

𝗥𝗲𝗽𝗹𝗮𝗰𝗲 𝗺𝗮𝗸𝗲𝘀 𝘀𝗲𝗻𝘀𝗲 𝘄𝗵𝗲𝗻:

• The structure itself is compromised (rotted sill, failing posts)
• Repairs would cost more than 60–70% of replacement
• You want to change the size, layout, or materials
• The porch is 20+ years old and has never had major work

The honest middle ground: Sometimes a targeted repair + refresh — new decking, fresh paint, updated railings — transforms the space without a full tear-out. That's often the best value play for a porch that's tired but not failing.

At JAM Building & Renovations, Andy walks through the honest assessment during a free consultation. We build new porches, repair existing ones, and add covered structures across South Jersey.

🏠 The open floor plan kitchen is one of the most requested renovations in South Jersey — and one of the most misunderstood. Not every wall is removable, and finding out the wrong way mid-project is expensive.

Here's what you need to know before anyone swings a hammer:

𝗟𝗼𝗮𝗱-𝗯𝗲𝗮𝗿𝗶𝗻𝗴 𝘃𝘀. 𝗻𝗼𝗻-𝗹𝗼𝗮𝗱-𝗯𝗲𝗮𝗿𝗶𝗻𝗴 This is the core question. Load-bearing walls carry the structural weight of your home — roof loads, upper floor loads, all of it. Remove one without proper support and you're looking at structural failure. Non-load-bearing walls are partition walls — they divide space but carry no structural load.

𝗛𝗼𝘄 𝘁𝗼 𝘁𝗲𝗹𝗹 𝘁𝗵𝗲 𝗱𝗶𝗳𝗳𝗲𝗿𝗲𝗻𝗰𝗲:

• Walls running perpendicular to floor joists are usually load-bearing
• Walls above beams in the basement or crawlspace are a strong sign
• Walls running down the center of the house are often load-bearing
• Exterior walls are always structural

𝗪𝗵𝗮𝘁 𝗵𝗮𝗽𝗽𝗲𝗻𝘀 𝘄𝗵𝗲𝗻 𝘆𝗼𝘂 𝗿𝗲𝗺𝗼𝘃𝗲 𝗮 𝗹𝗼𝗮𝗱-𝗯𝗲𝗮𝗿𝗶𝗻𝗴 𝘄𝗮𝗹𝗹: You don't just remove it — you replace it with a properly engineered beam (LVL or steel) supported by posts or columns. The load has to go somewhere. Done correctly, it creates exactly the open feel you're after.

𝗧𝗵𝗲 𝗽𝗲𝗿𝗺𝗶𝘁 𝗿𝗲𝗮𝗹𝗶𝘁𝘆: This type of work requires a permit in New Jersey. Full stop. And it should — it's structural.

JAM Building & Renovations handles structural wall removal, beam installation, and open-concept kitchen transformations across South Jersey.

🔍 The best time to find roof damage is before water starts coming through your ceiling. The second-best time is right now.

Most South Jersey homeowners don't discover roof damage until they see a stain on the drywall or water dripping during a storm. By then, the damage has already spread well beyond the entry point — into insulation, framing, and sometimes drywall that's been absorbing moisture for months.

Here's what to look for without getting on the roof:

𝗙𝗿𝗼𝗺 𝘁𝗵𝗲 𝗴𝗿𝗼𝘂𝗻𝗱:
• Shingles that look curled, buckled, or uneven
• Dark streaks or staining on the roof surface
• Shingle granules collecting in gutters or downspout outlets
• Visible sagging along the ridge line or sections of the roof

𝗙𝗿𝗼𝗺 𝘁𝗵𝗲 𝗮𝘁𝘁𝗶𝗰:
• Any visible daylight coming through
• Water stains or dark spots on the decking
• Soft or spongy areas when you press on the deck boards
• Rust stains from nails — a sign of repeated moisture exposure

𝗔𝗳𝘁𝗲𝗿 𝗮𝗻𝘆 𝗺𝗮𝗷𝗼𝗿 𝘀𝘁𝗼𝗿𝗺:
• Walk around and look. Granules, lifted flashing, and displaced shingles show up immediately.

JAM Building & Renovations is TAMKO Pro Platinum Certified and handles everything from inspections to full replacements across South Jersey.
