I’m thrilled that my clients are well on their way to one of the smoothest settlements there could be.
And this wasn’t by accident. Let’s elaborate.
First off, I need to give them so much credit for having their home close to show ready from the moment we spoke, and busting their butts day and night for a few days to get it looking 👌🏻.
Next - strategy matters. When pricing a home, we need to look at SOLD comps. Not under contract. Not active. Not from last summer. Recent solds. That’s your data, and you need to use it. Price the home so that the data says, “Yes, this is the best home at this price point. This is the one for me, and I need to get it.” That’s how you get people emotionally invested, waiving things left and right. You don’t get the tire kickers waiting for a deal, and trying to talk you down on price.
Pick up the phone, and tell the agents what your seller wants. If you don’t ask, you likely won’t receive. Tell them you want an appraisal waiver. Tell them you want inspections waived. Tell them you know this is a great house, and you expect to get well above list. No puffery, no BS, and never any lies. Be confident in your home and your strategy, and know your worth.
And above all, always always always be kind. You would be appalled to know how many times difficult agents kill deals behind the scenes, without their clients knowing. Failed strategies, egos bruised, and the inability to see eye to eye.
And finally, this is hard for me to say to clients, but don’t get greedy w your list price. Know your shortcomings. It’s important that your home be positioned as the deal of the year. That’s when we create a frenzy w multiple offers. And that’s how we get insane terms like buyers waiving inspections completely, and paying $50k over list.
List price is just an invitation to see a home. It’s not necessarily what you’re going to sell it for.
Pricing at even break points makes sense. $550k. $600k etc. Pricing ever so slightly below neighboring comps makes sense. Because when buyers see a deal in this market. They’re jumping.
