Here's the honest answer — straight from our crew:

✅ RESURFACING is right when:
— The existing asphalt is still structurally sound
— You have surface cracking, oxidation, or minor depressions
— The base shows no significant failure
— Good drainage, generally flat

❌ FULL REPLACEMENT is necessary when:
— The base material is compromised or eroded
— Large sections have sunk, heaved, or shifted
— Alligator cracking covers most of the surface
— Tree root damage has destabilized the foundation

Resurfacing costs significantly less than full replacement and can add 10–15 years when done on the right candidate.
