Mottram & Maines creates new homes, additions, and renovations with right-sized performance: comfort, indoor air quality, durable details, and clear documentation that protects intent through construction. We believe that everyone should have access to good design, and in Maine that also means staying warm and comfortable in your home. Our intentions are to bring super insulated and zero energy re

ady homes to the market in a soulful and creative way. We believe that our homes affect our lives in social, economical, and environmental ways. If you are looking for an Energy Star Certification, HERS Rating, or just "Pretty good home", we would love to help you out. We are based in Maine, but Mottram Architecture is currently licensed to practice architecture in Maine, Pennsylvania, New York and New Hampshire. So if you live in New England and you're interested in how your home can be comfortable, durable, efficient and beautiful, then we would love to talk to you. We firmly believe in integrated design and look at everything from water consumption, energy consumption, building envelop, orientation, and function. Many homes are beautiful, but all homes should be comfortable and require less effort to maintain.

Pretty Good House is a strategy, not a compromise.
Today’s lever: Overhangs that do real work.
A good overhang improves comfort before the house is even finished.
Trade-off: Slightly more exterior complexity, much better control.
Decision rule: Design the shade with the window, not after it.
If you want to feel confident in your priorities before decisions get locked in, reach out.

A kitchen can be bright without feeling busy.
The blue brings energy. The wood keeps it warm. The white tile and counters bounce light through the room. The window over the sink gives the work zone a clear connection outside.
There is a lot happening here, but it still feels easy.
That is the balance good design is always trying to hold.
Function, light, storage, color, comfort, and daily use. All working together.

Pretty Good House is a strategy, not a compromise.
Today’s lever: Glazing discipline.
Good window design is about placement, not quantity.
Trade-off: A smaller, better-placed window often outperforms a bigger one.
Decision rule: Put the glass where it improves life inside the house.

A bedroom should feel quiet, but not closed off from the world.
Here, the large opening brings the garden into the room while keeping the space simple and calm. The light wood, soft textiles, and clean lines let the view do most of the work.
Good design is not always about adding more.
Sometimes it is knowing what to leave open, what to keep simple, and how to make daily life feel a little easier.

Comfort is not one thing.

It is the way your home feels through the day, through the seasons, and through real life.

Even temperatures.
Clean air.
Good light.
Quiet rooms.
Spaces that feel easy to use and right to be in.

A comfortable home starts with the enclosure: the walls, roof, windows, insulation, and air sealing. Then the systems support what the enclosure is already doing.

Comfort is designed in early. It is not something you add at the end.

Pretty Good House is a strategy, not a compromise.
Today’s lever: Right-sized systems.
Bigger equipment is not the same as better comfort.
Trade-off: Trust the math instead of old rules of thumb.
Decision rule: Reduce the load before you choose the machine.

Reach out earlier than you think.

The biggest decisions in a home project happen before the drawings are final and before pricing is locked.

That is when there is still room to shape the scope, protect the budget, think through comfort and durability, and avoid late compromises that are harder to fix.

Early planning gives the whole team a better path forward.

Pretty Good House is a strategy, not a compromise.
Today’s lever: Moisture management.
Water control protects more than the finish materials.
Trade-off: Spend on hidden details now or pay for repairs later.
Decision rule: Every assembly needs a path to shed water and dry out.
If you want to feel confident in your priorities before decisions get locked in, reach out.

A kitchen has to do a lot quietly.

It has to make daily routines easier. Give the cook enough room to work. Keep storage close at hand. Hold the practical pieces without losing warmth or character.

Here, the open shelves let the objects of daily life become part of the room. The island gives the space weight. The wood, tile, and darker cabinetry keep it grounded.

Good kitchen design is not just about finishes.

It is about making a hard-working room feel calm, useful, and personal.

The best fit projects are the ones where the whole picture matters.

New homes.
Additions.
Major renovations.

Especially when comfort, durability, ventilation, and long-term performance are part of the goal from the beginning.

We’re likely a good fit if you want fewer surprises, clearer decisions, and a home that feels coherent when it’s done.
