If I were moving to the north Denver metro, these are the 3 neighborhoods I’d be looking at seriously.⁠

01. Broomfield The sweet spot between Denver and Boulder. Great schools, newer builds, and neighborhoods like The Broadlands that have the kind of community feel that’s hard to find closer to the city. If you want space without sacrificing convenience, Broomfield is where I’d start.⁠

02. Westminster More home for your money without feeling like you’ve compromised. Easy access to both Denver and the mountains, and some genuinely beautiful neighborhoods that buyers overlook because they’re not paying close enough attention.⁠

03. Thornton One of the most underrated areas in the metro right now. Larger lots, more affordable price points, and room to actually put down roots. If you’re a first time buyer or looking to upsize without overpaying, Thornton deserves a serious look.⁠

I live and work in this part of the metro and love helping people find not just the right home but the right neighborhood for how they actually want to live and what their home could look like with the right updates.⁠

Buyers today are different than they were five years ago.⁠

They’re scrolling through hundreds of listings before they ever contact an agent. And if your home reads as outdated the second that first photo loads, they’re already gone.⁠

Here’s what’s quietly killing your sale price in 2026 and exactly what to do about it.⁠

▪️ Popcorn ceilings. Buyers don’t see texture. They see a project. Getting them scraped and smoothed is one of the highest-return updates you can make before listing.⁠

▪️ Laminate countertops. You don’t need to go full stone. Quartz-look surfaces or butcher block can modernize a kitchen for a fraction of what buyers assume it costs.⁠

▪️ Carpet in main living areas. Luxury vinyl plank is what buyers want right now. Waterproof, durable, and it photographs beautifully. The cost difference compared to hardwood is significant.⁠

▪️ Dated paint colors. The greige that felt fresh in 2015 is aging your home in 2026. A warm modern white or soft neutral takes a weekend and completely changes how a space feels.⁠
