We recently wrapped a full-scope pavement upgrade at a 5-acre facility in Sacramento, home to one of the nation’s largest distributors and manufacturers of door-related products.

In Late 2024, we completed:
▸ 760 SF of asphalt removal and replacement
▸ 1,280 LF of wide crack fill
▸ Full valley gutter replacement with reinforced concrete and proper drainage

As we approached the sealcoating phase, weather became a moving target. Forecasts were borderline — maybe we could seal, maybe we couldn’t — and we’d only know for sure as the date got closer.

We raised the concern, but in hindsight, we should’ve brought it up earlier and more clearly.

That pause helped us improve how we communicate timing risk on temperature-sensitive scopes, and ultimately led to a better outcome.

This year, we returned to finish the job:

Paving a hotel with one way in, one way out — while guests keep checking in?

That was the challenge at this Holiday Inn in Tracy. Over three tightly sequenced phases, our crew:
▸ Replaced every drive aisle down to the base
▸ Applied a double sealcoat for long-term protection
▸ Restriped the lot and updated all ADA path-of-travel routes

At the same time, was leading a major EV charging upgrade onsite — part of their commitment to expanding clean transportation access across California. As part of that work, we partnered to deliver final ADA paving compliance to support charger activation and long-term compliance.

None of it would have gone as smoothly without a responsive and proactive property manager — always one step ahead and focused on long-term value.

We’re proud of how our team executed this two-weekend sealcoat and asphalt repair at a fully leased industrial site in Tracy — all while keeping tenant access intact and operations running.

The 11.9 acre site serves national logistics tenants with active daily traffic, so phasing had to be precise.

Before sealcoating began, we removed and replaced the only access point to the truck court — carefully staged to maintain live access, with just a brief, unplanned closure.

From there:
▸ Phase 1: Truck court — scheduled to maintain early truck access
▸ Phase 2: Employee parking — completed over the 4th of July weekend
