Water intrusion comes in many forms. This is an example of poorly maintained gutters. We found two areas on the back wall which have created pockets where water collects, holds, and slowly drains into the crawlspace. Water also redirected itself to the crawlspace access hole where it deposited dirt and ran over the original retainer wall.

The level of accuracy depends on the flooring surface. Carpet, unlevel tiling, warped hardwood can be challenging to achieve 100% accuracy.

So what happens?

That all depends on you. We definitely have clients that tell us to "crack every wall" to get it level (and we do.) But in a lot of cases, our clients want minimal damage to the sheetrock and other cosmetic construction. Most people are insensitive to an 1/16"-1/8" of a difference, especially on carpeted and uneven surfaces. That can translate to less repair cost for sheetrock, doors, and trim.

WHAT??? I HAVE TERMITES!!!!!!

We hear this a lot. A lot. Did you know in other states like Arkansas, homeowners are required to have termite services? But not here in Oklahoma. That's why termite inspections are important and can save you 10's of 1000's of dollars. The main reason termites move into a house is because of a constant water source. This may be due to run off or water leaks under the house. It could also mean a damp crawl space floor. Termites can literally drink water from the dirt. V***r barriers can significantly reduce the damage these wood eating bugs can do. The barrier separate them from their water. Termite treatment and gutters can help reduce termites, as well.
