Repairs, refinishing and touchups at our favorite Union Square duplex. For us, this Scandinavian inspired loft is all about marrying it’s beautiful design with simple, clean, and WHITE floors.

As much as I may think the floors are the real star of the show, they are meant to blend in with all the other design elements. The walls, furniture, textures and oak floors all working together. This can be particularly challenging because wood is so different from the other materials used to design and decorate the space. We want to highlight the white oak with a white stain yet compliment the cohesion of the space as a whole.

this weeks is a brand new 3 1/4” engineered pre-finished grey floor we installed after a significant leak destroyed the floors in this entire apartment.

In the heart of downtown Brooklyn, this 53-story high rise has views for days! When it was completed in 2013, it was the tallest in Brooklyn, but was quickly replaced by Brooklyn’s current tallest building, 🏙

After removing the existing flooring and scrapping off the old foam underlayment, we applied waterproofing to ensure the best possible conditions on the existing concrete substrate. We supplied a new 2mm rubber underlayment and the new flooring throughout.

This week’s has to be these Maple herringbone floors. Maple is notorious for being difficult to sand and stain. It is. But the results are amazing when done properly. These floors are living—morphing in front of your eyes depending on your position and perspective in the room or the natural light coming in. There will always be something new to see in these floors. ⁣

Maple floors are difficult to stain because of their tight grain structure. Because of this, blotching is common problem where the stain is not able to be absorbed uniformly across the whole floor. The tight grain structure also leads the floors to be very unforgiving when it comes to swirl and sanding marks, highlighting any imperfections. ⁣

The last 2 photos are from the first company’s attempt. Like I said, it’s hard to stain Maple! 🤦🏻‍♂️⁣🤷🏻‍♂️

Though the client had to pay to get their floors done a second time, they finally got the result they wanted with ! ✨⁣

// 295 West 10th Street, NYC // touch ups at this beautiful 3-story home right off the West Side Highway. After some “light” repairs and updates around the house the floors inevitably got nicked, scratched and splattered. These lovely 4” White Oak Rift & Quartered floors needed some very fine hand sanding, light scrapping, and a few touches of stain. 🎨🎨🎨⁣

The floors were previously finished with a Bona Traffic HD Matte polyurethane which looks fantastic but can make touchups and feathering in new polyurethane quite a challenge. Spent most of the day on my hands and knees getting this floor as close to perfect as possible!⁣

Small jobs become bigger jobs. Small prices become bigger prices. You don’t have to work for free, but don’t forget, relationship and reputation building aren’t free either! ⁣

// 108-12 Metropolitan Avenue, Forrest Hills, NY // This week’s flip house is one we renovated in the Forest Hills neighborhood of Queens. Forrest Hills is a beautiful area of Queens with a variety of home styles. It can often be an expensive neighborhood due to the great location. ⁣

We were able to find this property at a reasonable price with plenty of room for improvement. Just look at that exterior transformation! 🏠This is a legal multi-family house with 5 bedrooms and 2 bathrooms. It was built in 1925—and didn’t look like there had been many updates since. ⁣

This house was just like all those renovations you see on / where every little problem snowballed into 3 much larger problems. I learned so much throughout this project, and realized just how much of a house is underneath what you can see on the surface. We couldn’t be happier with the final product, the lessons learned and experience gained, and we successfully sold the property and are on to the next.⁣

There are a lot more posts for this property to come but had to highlight the amazing exterior and stunning original parquet hardwood floors!!

Without a ton of room, we had to get creative and really maximize every inch of the kitchen space. Everything in here is brand new: electrical, plumbing, cabinets, appliances, and of course flooring! ⁣

Every property presents unique challenges, but it’s incredible when you can reimagine existing spaces and create something brand new.⁣

// 229 West 101st Street, NYC // This apartment on the Upper West Side is in a beautiful part of the city and has view right down Broadway but the floors needed some love. These original oak floors had seen better days and after the last tenants moved out, we were brought in to revive them! ⁣

Sometimes there’s nothing better than some 2 1/4” building-grade, white oak floors that have been around the block. Each imperfection, burn and knot make these floors age like fine wine! 🍷🍷🍷⁣

// Fort Washington Avenue, Washington Heights, NYC // This Harlem pre-war building is the gift that keeps on giving! ⁣

Installed over 100 years ago, these original oak floors continue to surprise me. The detailed craftsmanship that went into these hardwood floors is truly inspiring. Having refinished about a dozen apartments in this building, I have yet to find two apartments with the same herringbone pattern or border design.⁣

This floor was designed and installed WITHOUT so many of the efficient tools and practices we use today. Just mind blowing! 🤯🤯🤯⁣

// at 365 Bond Steet, Brooklyn 📍 // I found this awesome cafe while doing a beautiful refinishing project in Red Hook, Brooklyn. The was great but do you see these floors?? My boots are every bit as durable as this stunning hardwood floor! 🥾⁣

This style of flooring is called End-Grain. The timber is cut and installed perpendicular to that of most other hardwood flooring you’ll see. With this style of cut, there is more of the “face” grain and cell structure exposed and, in some species, actually exposes a much more durable part of the wood. Because of the strength of these wood blocks this practice was first adopted for industrial and commercial spaces. It is also commonly used for butcher blocks because of its durability to withstand all the chopping and cutting.⁣

End-Grain flooring can also be visually stunning. The unique block style and grain can create hypnotic effects that really make your floor stand out.⁣

Scandinavian designed duplex loft right on 5th Avenue. We refinished this entire space and have been maintaining it for 5-6 years now. It continues to be one of my favorite projects. ⁣

Sanded with ( - Red Heat)⁣

Bleached (2x)⁣

Stained using ( - Country White)⁣

Finished with 3 coats of non-yellowing ( - Traffic matte)⁣

White floors can often feel like a risky proposition for clients but this floor will NEVER go out of style. All the elements in this home collaborate to make a beautifully simple, modern and clean design. Just stunning!⁣ 😍

// Heart Pine ❤️ // Wynnewood Road, Pelham Manor NY // this weeks is a special shout-out to and her new apartment in Pelham Manor! This Heart pine is original to the building and was installed with varying widths creating a beautifully rustic vibe. ⁣

Heart Pine is one of the most interesting species of wood to work with. It is the heartwood of the Longleaf pine tree (this isn’t the pine you’ll find on the shelves at your local Home Depot). Heart pine is stronger and heavier than most other species of pine, making it ideal for building. ⁣

Before 1900 Heart Pine was used to make everything—including structural supports, flooring, plywood, logs, pilings, posts, poles, and beams. It was used so much that the Longleaf pine tree almost went extinct due to the logging, over-harvesting, and deforestation. It’s estimated that only 3% of the 50 MILLION acres of Longleaf Pine Trees that once inhabited the United States remain today. 🤯⁣

To protect these trees and prevent further damage to the species, Heart pine is no longer allowed in commercial use. It is mainly found in the reclaimed sector—making these projects all the more exciting to work on! ⁣

With added care for this amazing floor, our team did some meticulous repairs, installing, and refinishing using stain and polyurethane, keeping the integrity and history of the floor in tact. ⁣
