No 100% done photo…door ended up Sherwin Williams tri corn black with a polished nickel modern antique k**b with crystal handle…moved existing pantry shelving to opposite corner of space…cut into wall…moved existing water and drain lines…homeowner acquired antique door (1840’s-1860’s?) from out of state and stripped to bare wood…fabricated jamb to match door…framed in opening to match bend of custom door…hung and installed into opening…bent casing and 1-1/2” half round to match existing and symmetrical wall panel design…pieced in hardwood and finished to match existing…done ✅😎😉 🍁

Existing blank wall next to kitchen table…removed cabinets from other area of the house…modified to fit space…cut custom floating shelves to flanked uprights…installed interior cabinet light to new switch and outlet…fabricated matching custom white oak bench seat on carved corbels to float under window 🪟 at chair height…a little trim and touch up paint 🎨 done ✅ 😉😊 🍁

Third part basement…bathroom…framed in all walls with 9’ ceilings accommodating for trunk lines from builders HVAC install….moved ALL their plumbing work (water lines and drain lines) to maintain 9’ ceiling height wherever possible…moved ALL wiring…the gas line to the stove…basically everything the builder put in the way…moved it…framed in a bathroom with and exterior dimension of 9’ x 11’ with a 4’ x 9’ x 9’ walk-in shower 🚿 with two 30” doors for access from hallway and direct access from bedroom…jackhammered the floor and moved ALL the builders “work” to fit floor plan of bathroom…ran all new drain lines to linear drain assembly in shower…large vanity and new toilet location…tested and protected all plumbing with pea gravel and repoured floor with concrete…drake and Xander wired for cans, outlets, 3way switches, etc….ran a directly line back to panel for a 3 function exhaust fan with light, fan and heater…ran 4” duct to exterior with flap cap…installed all plumbing assembly and water lines for vanity, toilet and shower setup tied into existing…insulated walls and ceiling for sound deadening….hung drywall and finished in main bath area…installed pan with linear drain assembly in shower sloping pan in a flat plane to the drain so no door needed…waterproofed with kerdi thin setted to concrete board…used holy stone on polisher to flatten floor and remove sealer applied by builder…thinsetted ditra to concrete…sealed all natural travertine with penetrating sealer…installed in pattern chosen by homeowner…grouted all and sealed again…created custom hanex pieces to cap curb, vertical and surround of niche…caulk and installed finished valve and head assemblies…two coats of paint ceiling and walls (Sherwin Williams afterglow)…installed vanity, top, light, mirror faucet, hardware etc…doors, casing, and baseboard….two coats of trim paint and done ✅ 😊😉 🍁

Second part basement…bedroom with closet…framed in space account for “radon system” installed by builder, steel beam and main HVAC trunk lines…9’ walls midway blocking all around…Drake and Xander wired all circuits, installed cans, box for ceiling fan, smoke detectors etc….framed in for 10’ wide closet 2’ deep with 9’ ceiling…insulation around exterior walls and ceiling for sound deadening…drywall hung and finished…primer…two coats of paint ceilings and walls (Sherwin Williams upward)…LVP hickory floor continuos throughout…installed doors and oil primed window jambs…casing and baseboard…two coats trim paint…sliding steel mirror closet doors…double hanging in closet and to at 42” and 84” above floor…k**bs, hardware and moved in furniture…done ✅😉😊 🍁

Basement in three parts…main area…framed in against existing foundation blanket…9’ walls with midway horizontal blocking…co owners ran all the wiring for outlets,switches, installed cans, interconnected smoke detectors, etc….ran necessary HVAC…insulated exterior walls r-13 and r-19 in ceilings for sound proofing…drywall hung and finished…coat of primer..two coats of finish paint ceilings and walls (Sherwin Williams shagreen)…installed LVP hickory floor…door to match existing…trim…jambs…finish paint…finish electric with ceiling fan…done ✅😉😊 🍁

After…during…walled up and opening to a sitting room…made the recess match the opposing side of the foyer…framed in an opening proportional to match the cat’s eye of the front door…constructed a hidden book case door in the same shape…put 1/2” plywood on the back to land flush with the wall and make a somewhat invisible appearance…aligned on the back with 1-1/2” x 3/4” half round detail on the wall…finished rest of the wall in drywall and custom built a tv surround…applied 1/2” birch plywood to the hallway side…glued arabesque panels to plywood…sanded smooth…puttied, caulked primed…applied matching 9-1/4 crown to align with existing home crown…two coats of finish paint…😊 🍁

Took out the old door on the right and had to remove the transom from the old door without breaking it…reinstall it to the new door…fix the subfloor and trim back out inside and out…caulked weather tight…caulked and putties ready to paint… ✅😊 🍁

Sooooo….gonna seem silly…but…I was asked…”hey…anyway you could make the back of this into doors that would actually open?”….so I did…very carefully cut the back off…cut it into two doors…mounted micro hinges…found a really close model paint match and touched up the whole thing….😎😊 🍁

Acquired a solid 8”x8”x12’ cedar post and solid 4”x6”x16’ cedar….mortised the 8x8 so that the 4x6 went straight through it…sanded and put a 1/2” round over on the edges…a canted top so it didn’t hold water…then covered the top surfaces and the portion of the post to be buried in two coats of flex seal…taped of to create straight lines…sunk post 50” in the ground and surrounded with 16 80 lb. bags of concrete…install the swings and bars….ready for the grand kids 🧒 😎 🍁

Was asked to build a custom seating chart for a wedding that took place at the Dayton Institue of Art…custom made three free standing frames…painting them in Sherwin Williams Tree Bark on all six sides…installed custom acrylic panels on stainless standoffs…covered the panels in moss…moss rocks…vines and other fruh-fruh things…delivered onsite and bride, groom and wedding planner were thrilled 😁 😎 🍁

After…during…spare the before’s 😊 came in after a bathroom that had just been completed and gutted out everything but the tub and the floor…fixed everything previous contractor had done…ran new plumbing…new electric…exhaust fan that actually vents outside…concrete board..water proofing…tile..custom hanex shelves and window wrap…painted and put fixtures back…and done ✅ 😎 🍁
