As a home builder, when should you know that your 2x12 girders should be joined over a pier? I did an inspection on a new build last week. Builder and framer both said they had no idea that they needed to be joined over a load bearing pier. People please have your home inspected even if it's new. Believe it or not there are builders that haven't got a clue of simple framing knowledge.

Any of my friends or people that I know that live in a slab house or a barndominium listen up: do some research on radon. I have built houses for over 30 years and never really thought about radon or knew anything about it until recently. I have had clients asked me to do radon testing on my home inspections. So I got certified, did all my testing, bought all my equipment and got set up to do radon testing. I decided to do my house just as a test run. Turns out I had dangerously high levels of radon. Now, not only do I do testing, I also do radon mitigation systems. So if anyone needs a test, I do them with a home inspection for $150 added to the inspection price or $250 for a stand-alone test. If I do your radon mitigation I discount the $250 for the testing. Radon is a cancer causing risk. Especially at high levels for long periods of time. It is the #1 cause of lung cancer in non smoking people. Ours was double the lowest limit allowed. With the mitigation system it is barely traceable. Every home has Radon. Know your levels !!

Oh I had the roof replace about 2 years ago. Don't just take their word for it, was it a reputable roofing company, did they replace all the flashing, did they put on new plumbing boots? New shingles is one thing but all the flashing has a life expectancy too. Let me climb on your roof and make sure it's done right.

A lot of people think when they have a metal roof installed they are done with maintenance. Having a yearly roof inspection could save you money in the long run on costly repairs. This roof is three years old. Fasteners become loose and should be re tighten or replaced.

Before choosing a home inspector, ask them what are their qualifications. Are they a licensed home builder? Do they have a background in home building? How many years experience do they have? You don't have to have experience in building homes to become a licensed home inspector, but I know if I was needing a home inspection it would matter to me! Does it matter to you?

Doesn't look too bad inside the bathroom but underneath could be turning into costly repairs. Save yourself thousands of dollars by hiring good home inspector. Having a yearly home maintenance inspection might not be a bad idea. Changing out a wax ring and resetting the toilet might cost you 150 bucks versus tearing out the bathroom floor and resetting the toilet might cost you around $5,000.
