At Two Koats Painting, we want customers to understand something — we are in business to provide quality and value, but we are also in business to make a living. Just like everyone goes to work to provide for their family, we do too.

We understand everyone wants a deal. We understand people ask for discounts. But not every project can be discounted, because when you hire us, you're not just paying for paint on walls. You're paying for experience, preparation, protection, precision, and a process done the right way.

We don't skip steps. We don't cut corners. We prep correctly. We use the right primers. We use the right products. We protect your floors, your furniture, and your home. We focus on straight lines, proper coverage, durability, and results that last.

Anyone can give a cheap price. But cheap often means something gets left out. Less prep. Less care. Lower-quality materials. Faster work. That's not what Two Koats Painting stands for.

When you call us, you're calling professionals that want to give your project 10 out of 10 care. Quality work should create value for your home and value for our team as well. We appreciate every customer who understands and trusts the process.

Popcorn ceiling removal is one of those projects people think is simple... until they see the process behind it. This isn't just scraping a ceiling and calling it a day. Preparation is everything.

Before we even begin removing popcorn texture, we thoroughly protect the home. We paper off floors using Sherwin-Williams Red Rosin Paper, then install thick plastic over top to catch the falling popcorn and moisture during removal. We mask windows, cover furniture, protect trim, and create a controlled work area because popcorn removal can get messy fast.

Once everything is protected, we soften the texture, carefully remove it, and keep the workspace organized throughout the process. The goal isn't just removing popcorn — it's protecting your home while creating a clean, updated look ready for the next step.

A smooth ceiling can completely change the feel of a room and instantly modernize a home. The details matter, and the prep matters even more.

Two Koats Painting doesn't skip steps.

From brick… to a completely transformed statement home. This wasn’t just a paint job — this was a full vision brought to life.

This home started as traditional brick and now stands bold with a clean white finish, black accents, black doors, and a fresh modern look that completely changed the feel of the property. The trim details were already in place, but transforming the brick, chimney, doors, and garage doors required precision and planning.

What makes this project special? We DID NOT spray this house.

Everything was brushed and rolled.

That means more cutting, more detail work, more patience, more control, and a whole lot more skill. Less overspray risk. Less unnecessary masking. More precision. More craftsmanship.

And we completed a project of this scale in just THREE DAYS.

Projects like this say a lot about Two Koats Painting. They show our preparation, our systems, our speed, and our ability to execute at a high level without cutting corners. Anyone can put paint on a wall. Transforming an entire home takes vision, experience, and a team that knows exactly what they’re doing.

We’re not saying we're the only company doing projects like this. We’re saying we do this too — and we stand behind our work every step of the way.

Virginia... y'all can't tell us we aren't making noise out here. 🔥

Two Koats Painting is changing homes one transformation at a time.

That one leans into pride, craftsmanship, and authority without sounding like you're putting down other companies.

Last night was a vibe. Stepped into the reggae spot repping Two Koats Painting from head to toe — rocking the rhinestone Two Koats hat, the Two Koats shoes, and showing love for the brand even off the jobsite. Building a business isn’t just what we do during the day, it’s part of who we are. Work hard, enjoy life, and represent what you’re building every chance you get.

We recently completed a full deck cleaning and staining project, bringing this outdoor space back to life.

Our process starts with a thorough cleaning to remove dirt, mildew, and any old failing stain. This allows us to properly prep the surface so the new stain can bond the way it’s supposed to. After cleaning, we allow the deck to fully dry before moving forward.

Once dry, we inspect the entire surface, making sure everything is solid and ready. Then we apply a premium stain evenly across all boards, working it into the wood to enhance the natural look while providing long-term protection from the elements.

A properly cleaned and stained deck not only looks great, but it also extends the life of the wood and protects your investment.

If your deck is looking worn or faded, now is the time to bring it back.

Most paint jobs don’t fail because of the paint… they fail because of what’s underneath it.

At Two Koats Painting, we take surface preparation seriously because that’s what determines whether your paint job lasts years… or starts peeling in months.

Before any paint ever touches your home, we focus on the details most people skip. Every hole gets properly filled. Every crack gets sealed with caulk. Every surface gets evaluated to make sure it’s actually ready to accept paint. Because if the surface isn’t right, the finish won’t last. It’s that simple.

One of the biggest issues we see—especially in townhomes and resales—is doors and trim that were previously painted without proper prep. You’ll see off-white or older coatings that look fine at first… but they’re not bondable. That means new paint won’t stick correctly. Over time, it starts peeling, chipping, or scratching off.

That’s why we use products like extreme bond primer on doors and trim when needed. This step creates a strong foundation so the finish coat actually adheres the way it’s supposed to. Without it, even the best paint will fail.

A lot of homeowners call us saying their trim is peeling or their walls are bubbling. In most cases, it’s not the paint—it’s because the previous painter skipped the prep. No sanding. No priming. No testing for adhesion. Just paint over problems.

We don’t operate like that.

Our goal is simple: when we paint your home, you shouldn’t have to think about it again. No peeling trim. No bubbling walls. No callbacks. The only reason you should ever need us again is if you decide to change colors down the line.

That’s the difference between a quick paint job and a professional system built to last.
