❄️ Winter Tip ❄️
When plowing your asphalt driveway or parking lot, avoid setting the blade too low. Plowing too deep can scrape off your sealer and damage the asphalt surface.
A slightly raised blade helps protect your investment and saves you money on repairs come spring!

Sealing new asphalt is one of the best ways to protect your investment and extend the life of your driveway or parking lot. Here are the key reasons why it’s important:

1. Protection from the elements

Asphalt is porous, so water can seep in, freeze, and cause cracks.

Sunlight (UV rays) dries out asphalt, making it brittle. A sealer acts like sunscreen and waterproofing.

2. Prevents oxidation and fading

Fresh asphalt starts out rich and black, but exposure to oxygen and sun causes it to turn gray and weak over time.

Sealcoating keeps that “like new” look and slows down deterioration.

3. Shields against oil, gas, and salt damage

Cars drip oil, gas, and other chemicals that eat away at asphalt.

Sealer creates a protective barrier so those substances don’t pe*****te.

4. Extends lifespan & saves money

Regular sealing can double the life of asphalt.

It prevents costly repairs like patching or resurfacing down the road.

5. Boosts curb appeal

A freshly sealed driveway looks clean, smooth, and professional.

This can increase property value and leave a great impression.

👉 Timing note: New asphalt typically needs about 6–12 months to fully cure before sealing, so the oils have time to set and the surface bonds properly.
