Met Tim Heath today during an inspection, and when I told him I was heading into the crawlspace… I turned around and he was already suited up in coveralls and ready to roll! 😂

💧 Water Always Wins If You Let It…

During a recent inspection we found efflorescence, water staining on the foundation wall, and even standing water in parts of the crawlspace.

Most of the time this is caused by poor drainage around the home or gutter downspouts dumping roof water too close to the foundation.

What starts as a simple drainage issue can eventually lead to:
• Mold and moisture problems
• Wood deterioration in the floor system
• Serious structural foundation issues

The good news? Many times the fix is simple drainage improvements and extending downspouts away from the home.

Small issues ignored today can become very expensive problems tomorrow.

During a recent inspection we found moss growing across this roof. The culprit? Large tree limbs hanging over the home.

One of my inspector buddies ran across this under a house today. Apparently someone decided the best way to support the structure was two car jacks and a stack of block.

Car jacks are great for changing a tire…
Holding up your house? Not so much.

🚨 Crawlspace Ventilation Matters

This was found during a recent home inspection. The ventilation at the rear of the crawlspace had been removed or bricked over, leaving that area with little to no airflow. The trapped moisture created the perfect environment for fungus and mold growth on the floor system.

Over time, this type of growth can deteriorate wood framing and also impact the air quality inside the home.

Many homeowners don’t realize that air from the crawlspace can make its way into the living space above, which is why maintaining proper ventilation and moisture control underneath a home is so important.
