The Essen, located at 1801 North Beauregard Street in Alexandria, VA, converts a 1980’s 4-story, 124,545 square foot office building to multifamily residential use. The six-and-a-half-acre project site sits adjacent to a forested nature preserve. The complete residential conversion yields 119 dwelling units. The basement and terrace level spaces include both common area lobby/amenity space as well as residential units. Exterior modifications to the existing building include an entry portal, adjustments to a limited number of window openings, and balconies that articulate the façade and provide views of the preserve.

All of us at B|HA celebrate and wish you a Happy Black History Month! This month reminds us to always honor the Black and African American architects that helped build and shape our nation, and especially our home of Washington, DC.

We would like to remember titans John A. Lankford, the first African American architect registered in DC, and original architect of CITTA50, as well as Hilyard Robinson, the original architect of Carver and Slowe Halls. Named after George Washington Carver and Lucy Diggs Slowe, respectively, these converted Howard University dormitories wereoriginally constructed in 1942 as housing for African American men and women supporting the war efforts.

These incredible black architects and their peers left ever-present marks on our nation and capitol. We celebrate the rich history of their legacies, their work, and the importance of diversity in architecture and design.

Located in Silver Spring, Maryland, an existing underutilized county-owned civic center and auditorium are re-envisioned as Allium Place as part of the Veirs Mill Corridor Master Plan that better connects communities to improved transportation and urban infrastructure. Allium Place successfully addresses the “missing middle” housing stock by providing both affordable multifamily housing, and for sale condominiums and single-family homes. A total of 192 affordable housing units were delivered to provide new opportunities for cost-burdened families.

This year, Allium Place has been awarded the Innovation Award from the Maryland Affordable Housing Coalition, and Best Small Project (Under 200 Units) by the LAI George Washington Chapter Awards.

We congratulate our clients, contractor, partners, and our B|HA design team for their excellent work in creating this incredible affordable community!

8676 Georgia Avenue is a 29-story mixed-use development located in the heart of downtown Silver Spring, Maryland. The project features ground-floor retail, a multi-family residential tower, and above grade structured parking on 6 levels. Upon completion, the building will offer 492 residential units, a full package of amenities including a rooftop pool with expansive views of Silver Spring, and 422 parking spaces. As one of the first projects approved under the recently adopted Silver Spring Sector Plan, the 312-foot tower will serve as a prominent anchor within a new transit-oriented district, marking a major step in Silver Spring’s evolution into a dynamic, urban community.

After a two-year entitlement process, this project garnered unanimous Site Plan Approval from the Montgomery County Planning Board this summer! Congratulations to our clients, consultants, and the B|HA design team on reaching this major milestone!

Throughout the summer, our team has been participating in a sketching workshop led by University of Maryland Clinical Professor Michael Abrams, RA! Michael brought his well-honed philosophies from 2 of his published books and experience teaching the art of sketching to help us improve our foundational graphic techniques that are integral to a strong architect’s toolbox.

It has been a breath of fresh air to get outside the office and sketch our surroundings. In June, we spent an afternoon in Logan Circle Park, understanding the scale of the park and surrounding streets and neighborhoods. Our lessons culminated in a design charette for a nearby corner site on 14th Street near our office, now a parking lot, to be transformed into a mixed-use residential building. We took some time to learn the site and explore the surrounding context before getting out of the heat to design some interesting buildings.

This exercise reminded us of the importance of sketching as a foundational tool for architects. We have all had such a wonderful time with this workshop under the valuable mentorship of Michael!
