Are visualizations required for the approvals process?

In short, yes. Visualization is not a luxury; it is essential to moving projects through the design and approvals process effectively.

Our renderings for a seven-unit building in the Dupont Circle Historic District demonstrate why. By bridging the gap between technical drawings and lived experience, visualizations make a project legible to decision-makers, neighbors, and review boards alike.

They communicate value through scale, context, and atmosphere in a way that plans and sections alone simply cannot. And in a process where perception matters as much as compliance, that clarity is what builds understanding, trust, and ultimately approval.

How do you build more housing in Arlington?

When our client () set out to increase the number of units on a single-family lot, we partnered with them for over five years, including more than two years in a site plan process typically reserved for much larger projects.

The result is a building that fits within the scale of its neighbors, reads as a pair of homes rather than a multifamily project, and demonstrates that missing middle housing doesn’t have to be a compromise. Good design and responsible density are not opposing forces. This year’s award we received is proof of that.

But this project also highlights a broader issue: if we want more “missing middle” housing, our policies and processes need to align with that goal. When small-scale infill is subject to the same timelines and entitlement hurdles as much larger developments, we limit the very outcomes our plans are meant to encourage.

We’re proud of what this team accomplished together and hope it contributes to an ongoing conversation about how Arlington can better support thoughtful, well-designed infill housing. Congratulations to all of this year’s DesignArlington winners!

10th opening of !

Arthub609 is pop-up art gallery that blossomed from the creative collaboration between and during the design of our office. Instead of opting for a traditional reception area, we decided to carve out space for up-and-coming artists to showcase their work in a vibrant, quasi-gallery environment. It’s been wonderful seeing the gallery take shape and become a platform for artistic expression.

Tonight marks our 10th opening, and we’re thrilled to welcome and her captivating collection, “Cellular Drift,” to ArtHub609. This event promises to be a lively celebration of creativity and community, and we’d love for you to join us. We still have a few tickets remaining. Postcards from Spain! 🇪🇸💌

Charles has been exploring centuries-old cities throughout Spain, where historic architecture exists alongside contemporary interventions and evolving spaces still maintain a strong sense of identity and place. These environments resonate with much of our own work throughout historic neighborhoods across the DMV, where designing within historic contexts requires careful consideration of scale, materiality, and continuity between past and present.

These spaces remind us that thoughtful architecture is not about replicating history, but contributing to it in a way that feels both contextual and forward-looking.

What can traveling abroad teach us about architecture and design?

Principal Charles Warren is currently visiting Spain, exploring spaces and products that highlight innovation in materials, fabrication, and detail. From immersive factory / showroom tours to the streets beyond, experiencing architecture abroad is a great reminder that design is shaped not only by what we create, but by what we observe: how materials perform in context, how spaces are experienced, and how ideas translate across cultures.

We spent Friday morning with our clients refining the design of their new home near Rock Creek Park, working through the details that make a house feel like theirs: warm walnut, light oak, sage green, brushed metal, and a stone surface that ties it all together. Our office had the pleasure of hosting students from Howard University as they presented their final projects: an exploration of DC public libraries. 📚

The students worked in groups to research and visit a DC library, then individually designed physical models that represented key design elements of their chosen library, including circulation, structure, aesthetics, and spatial experience. The session was a great opportunity for the TWA staff to practice our own critique and communication skills, and a welcome return to diagrammatic thinking and model-making rooted in early design exploration.

How do we extend design beyond the studio? By opening up the process.

On a recent site visit to Harrison St NW, we hosted students from the University of Maryland () for a tour of two multifamily projects in Friendship Heights, one complete and one still taking shape. Designed as complementary residential buildings along the same corridor, the projects offered a side-by-side look at different stages of construction.

The students are currently working on the design of their own multifamily housing projects in DC, and the visit provided an opportunity to connect their studio work to the realities of construction.
