Think you only need a builder to bring your dream home to life?

Maybe you love scrolling on Pinterest or you're good at space planning and you want to handle the design decisions on your own. And while a love of design is helpful in the home process, if you *only* work with your builder, you don't know what you don't know for all the details behind your build.

Meaning ➡️ you might not even realize what options exist for you and probably don't know which questions to ask to avoid possible issues OR a small change that could makes things even better.

You need someone who doesn't only take into account your preferences but knows what pitfalls past clients have faced and can help you avoid them before they ever become an issue. Because if you've never seen how annoying it is to have the oven open into the kitchen entryway, and someone doesn't point it out, you may not realize it until it's too late (or too costly) to fix.

And your builder's job is getting your home built, not thinking of ways to make your home (design and materials!) work better for you.

The exterior elevations page in your plan set can be one of the easiest to read because it's the closest visual to what you see when you look at any house.

This sheet is great to show how walls, roof pitches, windows, doors, and materials actually look like together for each side of your home. It gives a better sense of height and portion than what you can tell from glancing at a floorplan sheet.

One thing to remember though: You will never actually see your built home from the same angle, so if something looks a bit funny in elevation, but fine in 3D, trust the 3D. (Which is why we do 3D!)

Is it worth hiring a residential designer for your new build?

That's a super fair question, and it comes down to what you value.

Before trying to be your own designer (or driving yourself up a wall finding a plan online), ask yourself:

👉🏻 Do you value saving a little money... even if it costs you time, stress, and possibly regretting your decisions after it's all done?

👉🏻 Do you enjoy the idea of having to make the hundreds/thousands of detailed decisions and hoping it comes together in the end?

👉🏻 Do you value feeling supported, confident, and being able to enjoy the process of creating a home that makes you excited to live there?

Having a professional on your team can mean smarter and faster decisions, fewer regrets, and a smoother experience all around.

The hard truth is that sometimes your "want" list is too big for what you can budget for.

And while I'm pro building things right the first time, budget's are important and squeezing too much into whatever square footage you have available makes things too small and you'll have more regrets with that than reconsidering some of your wants.

That being said, we start the project with prioritizing rooms in your house, so you're never missing a space you really need.

But, we may have to chat about:

🏠 using flexible spaces to be multi-use
🏠 planning for certain rooms to be in the basement in the future
🏠 adjusting dream layouts, like a smaller pantry instead of a butlers (but we're not losing functionality)

On my end, during the initial planning phase, I'm going to be making sure your rooms aren't too small (and also not too big!) and that I'm laying rooms out in a way that allows for the most usable spaces and not wasting a bunch on long hallways.

I'm not a miracle worker, but I test out a ton of layouts before sending you anything, so you're getting the best starting point.

And remember- square footage includes interior and exterior walls because it's anywhere there's floor system at.

Save this for when you're figuring out what all you want in your home!

You may be surprised at the questions I'll ask when designing your home.

It's not just about number of bedrooms, square footage, or style.

Good home design is about understanding your habits, quirks, and how you actually live, so that I can create a home that can actually support you in your daily routine and be a place of comfort.

We're going to get into the nitty gritty details, like

➡️ What's something in your home that drives you nuts?

➡️ Do you eat at your island, table or couch? Or all three?

➡️ What do you do with your laundry after it comes out of the dryer?

➡️ Do you have a lot of kitchen gadgets or more minimal?

➡️ Where does the clutter always pile up, no matter what?

And trust me, it's worth it. That's how you'll get a new home that feels like yours from the day you move in.

Before you worry, no- I don't judge any answers I get from you. I'm here to provide the support to get you what you need because no one lives in their home the same.

Dining rooms can either be a great use of space or a dead room that you never use.

So before we put a formal dining room into your new build home, we’re going to discuss how you typically eat your meals and what hosting looks like for you.

There have been a lot of people completely getting rid of dining rooms and doing more nook type spaces, which is great if that matches your family’s needs, but sometimes those spaces are still small and when you do host, there’s not a good way to have people near eachother. And maybe they end up pushing into the kitchen and making your life harder while you try to get a meal ready.

As with every space, we need to consider all the possibilities and I’ll always be the first to say “what if this were to happen” and we’re either going to plan for it or know it’s not an issue.

If you built tomorrow, would you have a formal dining room, nook, or just island seating?

And most importantly, I make the home you’ve been picturing for years possible. First on paper, then in 3D, and then with fully buildable plans for your builder.

Turns out I make a lot, and I am always honored to be part of your home build.

When you’re ready for a custom new build, send me a message. I’d love to hear your plans and maybe even help you make it happen.

How important is a site plan in your set of home plans?

If you’re not sure what I’m talking about, let me explain ⬇️

The site plan is an overview of how your home fits on your lot along with other details that everyone (builders, subs, you, and anyone else) need for a great starting point because no one wants to start a home build with your house being placed in the wrong spot.

Typically you'll find:

➡️ A symbol legend to help decipher what all the lines mean

➡️ Location of the house and any other features (think driveways, sidewalks, culverts, etc.)

➡️ Site orientation- aka where north is

➡️ Overview of property lines, easements, setbacks, and other land requirements

Your site plan is VERY important, and makes sure that what you’re planning will be built in the correct spot.

Usually this information comes from the development of the lots, but if it's an older piece of land, then a survey is needed to get the dimensions and shape of the lot. GIS helps some, but isn't nearly as accurate as a survey.

Save this for a quick reminder of what you'll find in your set of plans ⬇️

Will your pantry function or just be something pretty to look at?

Consider if you’re a

✨pantry just for storage
✨full butler’s pantry with appliances, a sink, and specialty cabinets
✨in between, mix of both

type of person?

Also, don’t forget to think about electrical and if you’re plugging stuff in, not just the food storage.

Because while we all want our homes to be beautiful, having a stunning pantry that is hard to use, or find anything in, or that no one ever sees, can just end up being a large portion of square footage feeling like a waste and we don’t want that.

What type of pantry person are you? Share in the comments!

If you're looking to build a custom home, every decision matters and it should all add up to a space that truly supports the way you live.

I design custom homes that are thoughtful, functional, and uniquely tailored to you, down to the last detail. From space planning to understanding the flow of your routine to the little moments that make a house feel like home, I'm here to help you design with confidence and clarity.

Let’s create a home that makes sense and feels uniquely like you, like I did for clients who were building for a second time, just a year after moving into their first. Long story short, their orginal home was designed, but questions weren't asked, and when they moved in, their furniture didn't fit, they had long hallways, and rooms were too separated, which didn't work with their young twins.

No one WANTS to go through building 2 homes in less than 3 years because it can be stressful and long, and of course they wanted to love that home. But, the second time around, with me, they were walked through choices, asked so many questions they were probably tired, and ended up with a home that fits them so much better. They have been living in it for a couple years now and can actually watch their boys grow up in a home they created.

Curious if we'd be a good fit for your home? Let's chat.
