Sometimes you find things as you're doing a renovation. And then you correct things in order to provide options that were previously not on the table. The floor joists of this second floor were not attached nor bearing load onto the main beam that traversed this section of the home. This led to a bouncing to the floor and large permutation and unevenness overall in this particular room. We cut open the floor from above to expose the top of the beam and then we jacked each individual joist from the floor below in order to create a plane in the room in order to provide options to the client to install whatever floor their heart desired.

Just a quick little post on an in progress job. The original single car garage was in-filled with a man door and she wanted this side of her house to look nicer. Through collaboration and some 3d design I did, we decided to flush the face of the old single car garage to the garage face and install a decorative overhang gable roof on 6x6 clear fur. In order to do this we installed a masonry pin wall on the original apron of that section then built our new wall section on top of that which included structural members to support the overhang and to give us some meat to tie the 6x6 corbels into. When completed, there'll be a 9 inch reveal corrugated Roof System installed on top of this and the entry door will be painted black to match. She's ecstatic now as she pulls off to her home!

Been incredibly busy and realize I haven't shared much here, but here's a snap a ecstatic client sent me of a maintenance free deck I built for them. This was a combination project that included a bathroom as well and I will definitely get around to sharing more pictures of this project. It turned out really nice.

Went to one of my sites to see how tile setting was going. Was talking with my clients and I heard a couple bangs coming from upstairs where my installer, Nick, was. Wrapped up my conversation with my client to check in with Nick and this is the start of our day, however, this is only a speed bump and the rest of the day is going to be awesome!

This is one of those situations where I look at something and all my hair falls out. Whomever installed this floating floor decided to haphazardly pour self-leveling concrete with absolutely no prep work. All the SLC was fractured, lumpy, and popped right off of the floor with no effort involved. In one of the photos, you'll see multiple layers of some sort of foam material where they were trying to cheat the floor into laying flat.. with foam, which is ridiculous.

There is a benefit here to the situation, and it's that I can easily remove what was done and do it the right way instead. ( Not like there's any other choice, because I only do things the right way.)

Hire your installers wisely, or just hire me.

The transformation of 500:

This project was a whole house renovation.

On the exterior, all stucco that was on the stick framing was removed, Zip system was installed, and new siding. Along with this came new windows, flashing, gutters with guards, etc. All remaining stucco on the foundation was rehabilitated.

On the interior, the main level had all walls removed, and a recessed beam inserted into the ceiling to create an open floor plan. The kitchen was moved from one side of the room to the other, and the new window at the seating area was enlarged and centered to fall between the new kitchen cabinet layout.

Downstairs, all the old flooring was stripped, and thousands of pounds of self-leveling concrete were poured to flat the floor for its new heated tile system. All the walls were demoed to the foundation and new walls were built in front of the foundation walls to hold 2-in eps insulation to serve as a v***r and thermal break barrier, and then all new drywall was installed. The ceiling of the laundry room used to be a suspended ceiling that was removed, all utilities previously under the joist were moved into the ceiling, and the ceiling was drywalled. The floor plan in this area was changed, and The Powder Room was moved towards the walkway at the bottom of the stairs, and a laundry closet with a laundry tub was built.

Upstairs, all bathrooms were demolished and all bathroom walls were removed and a new layout was made to enlarge the master bathroom that now holds a 48 double bowl sink and walk-in shower that is approximately 3 ft by 5 ft. Hallway tub was moved to an adjacent wall in order to support this floor plan change.

The entire interior of the house received all new flooring, a six and a half inch wide wide oak engineered floor, everything was painted, all doors were replaced with single panel Craftsman style doors with matching craftsman style Millwork for the trim that was all made on site. The entire house also got a large dose of LED recessed lighting with dimming systems.

100% of the design and build came from my company and crews.

As with every job I do, there was much thought and effort that went into the planning, ex*****on, and fine details. There are millions of tiny details to this project that would take a small book to share, and if you have questions, feel free to reach out.
