After more than 20 years in the industry, you see common themes when it comes to the best way NOT to renovate a house. Don't get us wrong - a budget is critically important. However, looking beyond the bottom line and investing in the right phases is the difference between a remodel and one that results in a place to truly call your own.
1. It might sound counterintuitive, but our designers help our clients SAVE money. Many homeowners try to handle design themselves to save on costs. From our experience though, designers help avoid expensive surprises, which is why our design service is built into our process.
2. We've seen discount flooring warp, leaking faucets and paint that peels far earlier than anyone would expect, in the name of choosing cheaper finishes. Construction costs are every bit as important as the soft costs involved in finish selection. Unexpected repairs and replacements can be costly and we have seen them result in water damage, and extensive remediation.
3. How do you decide on a General Contractor when you can end up with three bids that are tens of thousands of dollars away from one another? It's tempting to go low, but sometimes that decision is paired with cut corners, or a string of pricey change orders after work has begun. Look for a contractor that makes you feel taken care of, offers detailed, realistic estimates and explains what is, and is not included. Ask about how the work and materials are warrantied and always make sure they are licensed, bonded and insured!
