Munich1st Offices | Realised Project

Following the Augsburg branch, defined by its bold orange identity, the Ulm offices translate the Munich1st brand into a refined architectural language. Olive tones, dark wood panels, and glossy grey surfaces create a strong and balanced material composition.

Transparent partitions ensure spatial continuity between reception, work, and meeting areas, while integrated linear and accent lighting enhances materiality and architectural clarity.

All custom interior elements furniture, wall panels, and built-in details were designed and entirely produced in Kosovo, and realised on site in Ulm, Germany.

A house shaped by light, landscape, and restraint.
Layered volumes step gently with the terrain, creating a composed relationship between architecture and nature. Natural materials soften the geometry, while generous openings invite the surroundings inward—framing greenery in summer and serenity in winter.
Designed to evolve with the seasons, the house shifts in mood throughout the year, remaining calm, grounded, and timeless. An architecture that does not seek attention, yet leaves a lasting impression through clarity, balance, and purpose.
