Considering a move to a condominium?

What is a Status Certificate?

It is a document provided by the condo corp to buyers of resale condominiums. It provides a snapshot of the unit at the date that the certificate was issued.
It contains pertinent info about the unit, any default of monthly common expenses, is an increase in the common expense has been declared by the Board and the amount in the Reserve Fund.

What else will it include?

🔸Names and addresses of directors and officers of the corporation
🔸info regarding common expenses for unit
🔸any special assessments that have been levied
🔸management contract
🔸insurance
🔸minutes of last general meeting
🔸copies of condo declaration and by-law and rules
🔸current budget
🔸reserve fund within the last 90 days and any plans to increase reserve fund.

What is the fee for obtaining the Status certificate?
Expect to pay between $150-$250

🌟Market update 🌟

There were only 4,912 homes sold in July 2022 down by 47% compared to July last year. New listings also declined on a year over year basis, but only by 4%. The expectation is that the trend for new listings will continue to follow the trend for sales, as we move through the second half of 2022 and as we move through 2023.

Market conditions remained much more balanced in July 2022 compared to last July, buyers are benefitting from more choice.

The average selling price was up fractionally 1.2% from last July.
What did experience stronger rates of price growth? CONDOS. More buyers turned to condos to help mitigate the impact of higher borrowing costs.

*With significant increases to lending rates in a short period of time, there has been a shift in consumer sentiment, not market fundamentals.

Deck BUILT!✅

Many homes that have been built on the Hamilton mountain have two exterior doors; one at the front and one at the side of the house. Side doors are fabulous for using as an entrance to the basement, BUT for accessing the yard, the home owners closest door is the side door, which often opens on to the driveway.
We have divided the house into TWO separate units and given the upper unit a lovely patio door which allow lots of natural light in and a beautiful deck to access the back yard. 🌻🌞
