This 3 Bedroom Bungalow is currently located at the end of a road, where the majority of properties being 2 storey Semi-detached or Terrace, with the woodlands and golf course to the rear.

The proposal is to extend the bungalow to the height of the neighbouring properties, with a contemporary twist of the surrounding terrace houses and split the site to become two Semi-detached properties.
1x 5bed, 2ensuite - the left hand plot.
1x 4bed, 1ensuite - the right hand plot.
Both with large open plan living areas and formal lounges at ground floor.

The option of three Terrace houses was possible, as the bungalow lends itself to thirds, with the front elevation steps, however this was felt to not have the luxurious feel the client wanted.

This modest extension came to ATX Building Design at the start of February, and was submitted for planning permission at the end of March, with a Decision date set for mid May.

This project is quite unique as the neighbouring property is stepped back by 3.7m, and has an obscured side window, at first floor, which overlooks the properties patio area. This window created a restriction in roof pitch, resulting in the flat roof design - with a lovely large lantern, located over the kitchen island.
The extension is to fill the stepped area at ground floor, creating a large open plan living area to the rear of the property.

The flow through the property - from the front to rear doors - is to be a long yet interesting journey, which will give the property a deceptive depth.
The existing opening between the stair lobby and kitchen has an open arch detail, a detail which is proposed within the new hallway area - where the existing lounge door is to be removed - this detail will tie the property together beautifully.
The clients vision of using the hallway as a large cloaks/reception area, welcomes you to the start of the journey - through the new arch, with a cosy lounge/cinema room to the right - stepping left into the existing open staircase lobby, and through the original arch detail.
The new utility/dog room area to the left of the arch, directs you diagonally to the new and well glazed kitchen area, the family dining area on your right. Internally finished with a welcoming and warm living/snug area tucked behind the utility, with a log burning fire in the corner.
The Kitchen is to have bi-folding windows which open the kitchen worktop onto a bar area, within the new patio, where you will find the jacuzzi bubbling away in the warmer months.
