𝗙𝗿𝗼𝗺 𝗜𝗱𝗲𝗮𝘁𝗶𝗼𝗻 𝘁𝗼 𝗥𝗲𝗮𝗹𝗶𝘀𝗮𝘁𝗶𝗼𝗻 – As those of you who follow us know well, with every project we undertake, 𝗲𝗮𝗰𝗵 𝗼𝗻𝗲 𝗵𝗼𝗹𝗱𝘀 𝗸𝗲𝘆 𝗮𝗻𝗱 𝘂𝗻𝗶𝗾𝘂𝗲 𝘀𝗶𝗴𝗻𝗶𝗳𝗶𝗰𝗮𝗻𝗰𝗲, which got me thinking about three of our most recent ones that all broke ground.

What, at first, looks like a pile of soil and trenches very 𝗾𝘂𝗶𝗰𝗸𝗹𝘆 𝗺𝗼𝗿𝗽𝗵𝘀 𝗶𝗻𝘁𝗼 𝘁𝗵𝗲 𝗲𝗺𝗯𝗼𝗱𝗶𝗺𝗲𝗻𝘁 𝗼𝗳 𝗵𝗼𝗽𝗲𝘀 𝗮𝗻𝗱 𝗱𝗿𝗲𝗮𝗺𝘀 𝗮𝘀 𝗲𝗮𝗰𝗵 𝗽𝗶𝗲𝗰𝗲 𝗼𝗳 𝗮 𝗵𝗶𝗴𝗵𝗹𝘆 𝗰𝗼𝗺𝗽𝗹𝗲𝘅, 𝗼𝗳𝘁𝗲𝗻 𝗹𝗼𝗻𝗴-𝘁𝗲𝗿𝗺 𝗽𝗿𝗼𝗷𝗲𝗰𝘁 𝗮𝗻𝗱 𝗽𝗮𝗿𝘁𝗻𝗲𝗿-𝗱𝗿𝗶𝘃𝗲𝗻 𝗶𝗻𝘃𝗲𝘀𝘁𝗺𝗲𝗻𝘁 𝗶𝘀 𝗿𝗲𝗮𝗹𝗶𝘀𝗲𝗱.

𝗧𝗵𝗲 𝗦𝗸𝘆𝗵𝗮𝘄𝗸 𝗣𝗮𝗿𝗸 𝗹𝗼𝗴𝗶𝘀𝘁𝗶𝗰𝘀 𝗱𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁 enjoyed its 𝗕𝗿𝗼𝗸𝗲𝗿 𝗟𝗮𝘂𝗻𝗰𝗵 earlier this month, signalling the start of construction of 𝟭𝟲 𝟬𝟬𝟬 𝗺𝟮 𝗼𝗳 𝘄𝗮𝗿𝗲𝗵𝗼𝘂𝘀𝗶𝗻𝗴, close to 𝗖𝗮𝗽𝗲 𝗧𝗼𝘄𝗻 𝗜𝗻𝘁𝗲𝗿𝗻𝗮𝘁𝗶𝗼𝗻𝗮𝗹 𝗔𝗶𝗿𝗽𝗼𝗿𝘁.

𝗪𝗲’𝗿𝗲 𝗲𝘅𝗰𝗶𝘁𝗲𝗱 𝘁𝗼 𝘀𝗲𝗲 𝗼𝘂𝗿 𝗱𝗲𝘀𝗶𝗴𝗻 𝗰𝗼𝗺𝗲 𝘁𝗼 𝗹𝗶𝗳𝗲 in the months ahead.

𝗘𝗻𝗱𝘂𝗿𝗶𝗻𝗴 𝗗𝗲𝘀𝗶𝗴𝗻

Building on the 𝘀𝘂𝗰𝗰𝗲𝘀𝘀, 𝘁𝗮𝗸𝗲 𝘂𝗽, and 𝗱𝗲𝗺𝗮𝗻𝗱 for office space within the 𝗕𝗿𝗶𝗱𝗴𝗲𝘄𝗮𝘁𝗲𝗿 𝗽𝗿𝗲𝗰𝗶𝗻𝗰𝘁 𝗮𝘁 𝗖𝗲𝗻𝘁𝘂𝗿𝘆 𝗖𝗶𝘁𝘆, 𝗥𝗮𝗯𝗶𝗲 commissioned us to design 𝟴𝟬𝟬𝟬𝗺𝟮 𝗼𝗳 𝗽𝗿𝗲𝗺𝗶𝘂𝗺 𝗼𝗳𝗳𝗶𝗰𝗲 𝘀𝗽𝗮𝗰𝗲 within what will soon be built and known as 𝗖𝗼𝗻𝘁𝗶𝗻𝘂𝗶𝘁𝘆 𝗛𝗼𝘂𝘀𝗲.

Our approach was to 𝘂𝘁𝗶𝗹𝗶𝘀𝗲 𝗰𝗼𝗻𝘁𝗲𝗺𝗽𝗼𝗿𝗮𝗿𝘆 𝘃𝗶𝘀𝘂𝗮𝗹 𝗶𝗱𝗲𝗮𝘀 easily executable and informed by historical continuity – 𝗖𝗮𝗽𝗲𝘁𝗼𝗻𝗶𝗮𝗻 𝘃𝗲𝗿𝗻𝗮𝗰𝘂𝗹𝗮𝗿𝘀 – and then incorporate them into our architecture in a few elementary ways.

For example, if you look at a Cape Dutch house, there’s a 𝗵𝗼𝗿𝗶𝘇𝗼𝗻𝘁𝗮𝗹 𝗺𝗮𝘀𝘀 𝘄𝗶𝘁𝗵 𝘃𝗲𝗿𝘁𝗶𝗰𝗮𝗹 𝘄𝗶𝗻𝗱𝗼𝘄𝘀, and that’s what 𝗖𝗼𝗻𝘁𝗶𝗻𝘂𝗶𝘁𝘆 𝗛𝗼𝘂𝘀𝗲 𝗱𝗲𝗹𝗶𝘃𝗲𝗿𝘀. Added to this are other cues like low white stone walls that enable us to hide the cars, especially around the parking base, allowing for 𝗮𝗱𝗱𝗲𝗱 𝘃𝗶𝘀𝘂𝗮𝗹 𝗰𝗼𝗻𝘁𝗶𝗻𝘂𝗶𝘁𝘆.

Ultimately, we took a lot of ideas from what would soon surround Continuity House and 𝗺𝗮𝗿𝗿𝗶𝗲𝗱 𝘁𝗵𝗲𝗺 𝘄𝗶𝘁𝗵 𝗵𝗶𝘀𝘁𝗼𝗿𝗶𝗰𝗮𝗹 𝗮𝗻𝗱 𝗰𝗼𝗻𝘁𝗲𝗺𝗽𝗼𝗿𝗮𝗿𝘆 𝗮𝗿𝗰𝗵𝗶𝘁𝗲𝗰𝘁𝘂𝗿𝗮𝗹 𝗱𝗲𝘀𝗶𝗴𝗻 𝗮𝗽𝗽𝗲𝗮𝗹.

I’m excited to be heading to 𝗙𝗜𝗕𝗢 𝟮𝟬𝟮𝟱 𝗶𝗻 𝗖𝗼𝗹𝗼𝗴𝗻𝗲, the 𝘄𝗼𝗿𝗹𝗱’𝘀 𝗹𝗲𝗮𝗱𝗶𝗻𝗴 𝗵𝗲𝗮𝗹𝘁𝗵, 𝗳𝗶𝘁𝗻𝗲𝘀𝘀, 𝗮𝗻𝗱 𝘄𝗲𝗹𝗹𝗻𝗲𝘀𝘀 𝘁𝗿𝗮𝗱𝗲 𝘀𝗵𝗼𝘄, between 10 and 13 April.

𝗛𝗮𝘃𝗶𝗻𝗴 𝗱𝗲𝘀𝗶𝗴𝗻𝗲𝗱 𝗺𝗼𝗿𝗲 𝘁𝗵𝗮𝗻 𝟱𝟬 𝗵𝗲𝗮𝗹𝘁𝗵 𝗰𝗹𝘂𝗯𝘀 across South Africa over the last 35 years, I am curious to experience 𝗵𝗼𝘄 𝘁𝗵𝗶𝘀 𝘀𝗲𝗰𝘁𝗼𝗿 𝗶𝘀 𝗲𝘃𝗼𝗹𝘃𝗶𝗻𝗴 𝗴𝗹𝗼𝗯𝗮𝗹𝗹𝘆 to bring 𝘁𝗵𝗮𝘁 𝗵𝗼𝗺𝗲 and 𝗹𝗼𝗰𝗮𝗹𝗶𝘀𝗲 𝗶𝘁 𝗳𝗼𝗿 𝗼𝘂𝗿 𝗰𝗹𝗶𝗲𝗻𝘁𝘀 𝗶𝗻 𝗦𝗼𝘂𝘁𝗵 𝗔𝗳𝗿𝗶𝗰𝗮.

With its 𝟵𝟴𝟬 𝗲𝘅𝗵𝗶𝗯𝗶𝘁𝗼𝗿𝘀 across 𝟭𝟯 𝗵𝗮𝗹𝗹𝘀, including the 𝗹𝗮𝘁𝗲𝘀𝘁 𝗳𝗶𝘁𝗻𝗲𝘀𝘀 𝗲𝗾𝘂𝗶𝗽𝗺𝗲𝗻𝘁 𝗮𝗻𝗱 𝘄𝗲𝗹𝗹𝗻𝗲𝘀𝘀 𝘀𝗼𝗹𝘂𝘁𝗶𝗼𝗻𝘀, FIBO will surely deliver some great outcomes for all in the room.

In 2010, Bam Architects established a relationship with the critical Tygervalley business node that has since triggered ongoing commissions that began with a Virgin Active upgrade some 14-odd years ago.

Since then, we’ve designed the Glacier building, re-imaged 78 on Edward, designed The Edge, and embraced Santam’s head office refurb.

In approaching all our work, we proudly honour many touch-points beyond the apparent design integrity, function, and aesthetic consideration. Beyond the design of each building, we also have to consider the urban design fabric of the precinct.

By way of example, Glacier challenged us due to the site’s harsh topography. As to The Edge, we intended to form an urban wall that now defines the Tygervalley Waterfront and Carl Cronje Corridor. The latter’s eventual well-articulated and active street edge is complemented by landscaping and bespoke Eco-friendly initiatives that awarded the building a 5-Star Green Building Council Certification.

Appreciating each building from the inside is one thing, but equally important to us is that it is responsive on a human scale, where the pedestrian and passing traffic experience builds context and supports the broader precinct’s appeal and relevance.

In this ongoing journey, we have designed well over 35,000 m2 of office space in the node that has attracted anchor tenants of the calibre of Pioneer Foods, Mercantile Bank, PSG, Heineken, Capitec, Santam and Sanlam.

Our responsibility is to support and help shape a thriving precinct, block-by-block, and well into the future, long after the construction dust has settled.
