SERVICE OVERVIEW

HCR Facilities and Property Maintenance Management Services has been created with the aim of improving the way in which our clients organize its resources for the benefit of service delivery. It will also play a critical part in the development of our clients Asset Management Plans and will be responsible for developing sustainable future strategies for these assets.
We will do all your building inspection and checklist for your Daily Inspections, Weekly Inspections, Monthly Inspections, Quarterly Inspections, Semi-annual Inspections, Annual Inspections, keep your contractors OHS files up to date, draw up your building budgets, draw up monthly reports of the above, we plan, co-ordinates and controls all technical and facilities management activities on behalf of our clients, We keep abreast of new equipment, technology, materials and work methods together with techniques, effective management and control of energy and general utilities in the respective portfolios, effective management & control of risks in respect of machinery, plant, equipment, fire services and electrical reticulation, management and control of risks as defined in the Occupational Health & Safety Act
Mission:
Our mission at HCR is to ensure that all the services delivered are in accordance with best value principles, are of appropriate quality, efficient and on time. We will provide you with a building manager or assist you FM manager to rich they goal.
Objectives:

• All clients buildings are "fit for purpose" in terms of condition, suitability and sufficiency.
• All clients buildings are reviewed and highly utilized so that maximum effect is made of the built facilities.
• Develop a sustainable asset base which is environmentally and energy efficient and contributes directly to delivering year on year reductions in greenhouse gas emissions through its design, construction and operation.
• All services are efficiently delivered and maximize value for money.
We Maintain;

Building documentation
Building Manual describing how it is intended to operate under normal and abnormal conditions
Complete set of design and construction specifications and drawings, noting any changes to the original design

Complete set of maintenance manuals including as installed drawings
Complete and update set of schematics of all air, water, power, gas and hydraulics systems
A complete asset registers Metering register linking meters to assets Building Management System (BMS) functional description (Inc. data gathering and controls strategies) Schedule showing base building equipment and any resident equipment connected to the building BMS List of client equipment including uses of chillers, heating, condenser water or outside air to enable assessment of constraints on system capacity
