1. Find the source: Look for rising damp from outside water levels., Water pooling against a wall. Check cracks around windows or overflowing gutters that push water over the gutters and under roof sheets. Are there any pipe leaks(excessive water bill maybe?)
2. Inspect your home regularly: Watch for paint bubbles, damp patches, or moisture on parapet walls. Early detection saves costly repairs. (and remember - Insurance companies likes to use "lack of maintenance" as an reason for non payment)
3. Keep gutters and downpipes clear: This is the cheapest and easiest way to prevent one of the most common leaks. Clean your gutters regularly, Clean the valleys and down pipes. Blockages cause water to back up and leak into the house.
4. Seal cracks and leaks: Water gets in through cracks especial cracks in your window sill, underneath a window or cracks between the walls and the Apron. Use appropriate sealers for walls, roofs, and joints. Even small cracks can let in significant water.
5. Check your flashings and bargeboards: Ensure flashings are fitted correctly and bargeboards are intact. Never just assume that "Pap&Lap"Flashing is still sound. It might get hard, delaminate and watr can run down the wall behind it. Flashing and Bargeboards guide rainwater away from vulnerable areas.
6. Replace damaged roof materials: Swap out broken tiles or rusted roof sheets immediately. A single gap, or rusted hole can lead to major leaks.
7. Protect your sealers: Rubberizing Waterproof dealers are normally not UV Stabilized, and therefore breaks down very quickly in our Karoo environment. Always apply a protective topcoat(PVA paint of your choice) over sealers. This prevents cracking of rubberising and extends durability.
