Osmond Lange Architects is proud to share that we were awarded Best Employer Candidacy Programme for Professional Registration (2025/2026), at the Built Environment Recognition Awards (BERA), hosted by the Council for the Built Environment in partnership with the Construction Education and Training Authority (CETA).

Designed as a 6 storey perimeter block arranged around a central courtyard, One9One is located within the mixed-use Oxford Parks precinct in Dunkeld, Rosebank. The development comprises 36 two bedroom duplex apartments with private balconies, as well as eight 3 bedroom units, including four corner duplexes. The architecture is contemporary in expression, complemented by refined, uncompromising interiors throughout.

Positioned at the heart of Oxford Parks - a world class mixed use precinct - One9One offers an exclusive lifestyle environment defined by landscaped public spaces, upmarket restaurants, blue chip corporate tenants and bespoke retail, all set within a park-like setting.

Residents enjoy a comprehensive suite of lifestyle amenities, including a 24 hour concierge service, high level security, secure basement parking, a swimming pool and entertainment areas, as well as penthouse units with private rooftop gardens. The building incorporates state of the art finishes and has been designed to achieve EDGE Green Building Certification.

Global Recognition for Design That Makes Sustainability Visible

Last weekend, Newinbosch, the mixed-use neighbourhood in Stellenbosch, was honoured at the International Property Awards in London, receiving:
Best Sustainable Development in the World
Best Sustainable Development in Africa
Best Mixed-Use Development in Africa

A project by , who drove sustainable principles from concept through to construction phases.

For us as OL architects and urban designers , this recognition of the project affirms a sustainability vision embedded not only in individual buildings, but across the entire precinct. Newinbosch has been planned and delivered as a 6-Star Green Star Sustainable Precinct, with all residential buildings achieving EDGE Advanced certification, setting clear, measurable targets for energy, water and material efficiency.
Architectural design plays a central role in achieving this .
Passive design strategies - including optimal orientation, shading, thermal mass and high-performance building envelopes - significantly reduce energy demand while enhancing everyday comfort.
These building-scale decisions are reinforced by precinct-wide renewable energy systems, water-sensitive urban design and integrated infrastructure that lowers long-term dependence on municipal resources for total supply of services .
Just as important is the spatial and landscape framework.
Walkable streets, compact mixed-use density and strong connections between buildings and public spaces reduce transport impact and encourage daily interaction. Indigenous planting, ecologically carefully managed stormwater systems enhance biodiversity, improve microclimate and strengthen long-term environmental resilience.

We are proud to have worked alongside Similan Group as developer, Ecolution Consulting, the Green Building Council South Africa (GBCSA) and a dedicated professional team - delivering a project where sustainability is not an add-on, but fundamental to the architecture and the urban structure.

Osmond Lange is excited to announce that construction of a new (circa) 20 000 sq m, mixed-use development has started at Devonbosch in Stellenbosch - after the client spent ample time to refine their vision for this unique mixed-use development. Osmond Lange suggested changes to the initial concept design done by URBA, the Urban designers of Devonbosch at the time. Basements were added and rationalisation to curate an Apartment hotel, restaurants, offices, and penthouses with generous dwelling spaces designed according to restorative biophilic principles.

Devonbosch is conceived as a connected urban neighbourhood development and this new addition supports the diverse village activity whilst holding its own in terms of placemaking and character. The architecture features prominent use of brickwork throughout that renders a strong identity stemming from the local material traditions of Stellenbosch . Timber colour cladding and shading devices, brings warmth and texture to the facades. Green design strategies like solar panels, on-site manufactured bricks and insulated walls (to name a few), contributes to the focus on sustainability in the pursuit of the building’s EDGE Green Building Certification.

1–3 bedroom apartments and penthouses will capture natural light, frame mountain views, and connect to shared amenities. These include a rooftop terrace, pool, bar, lushly planted elevated courtyard, and a cozy piazza at street level. These elements creates a central heart for the precinct where people can see others, meet and become part of the family.⁠ Active retail edges and overlooking commercial spaces invites movement and community life at street level to the benefit of the full mixed-use development node that is Devonbosch.

The Saldanha Bay Industrial Development Zone project is a large industrial estate development at the Port of Saldanha on the West Coast of South Africa. The project is the Access and Administration Complex for the development, with a footprint spanning 6,000m². The building features innovative green building elements, such as a stone-filled air plenum beneath the atrium floor for passive pre-cooling of the fresh air supply, achieving a 5°C reduction in ambient air temperature. Rammed earth walls blend natural local materials with modern functionality and offer excellent structural mass for insulation.

The layout is designed for modular expansion, allowing the client to grow the project to a much larger footprint as demand for office space increases when the IDZ fills with industrial developments over time.

Introducing Stellenbosch Bridge, a significant development in the realm of Innovation Districts, which officially launched on 7 November 2024. Featured in Engineering News and Netwerk24, this project marks an important milestone in creating a forward-thinking innovation ecosystem.

Traditionally, innovation districts have been urban areas where R&D institutions, businesses, and private actors converge to develop integrated strategies for innovation. These areas foster entrepreneurship, attract start-ups, and support business incubators. The Stellenbosch Bridge project adopts and adapts this proven model, focusing on creating a thriving innovation ecosystem with a local context.

At the core of the design is Stellenbosch University, which will establish a LaunchLab to kickstart innovation and attract talent. Osmond Lange has been integral in conceptualising and designing this district. The project incorporates mass timber and cross-laminated timber, which are vital to achieving a Net Zero carbon goal.

The urban design strategy is rooted in placemaking, focusing on creating spaces that promote interaction, collaboration, and knowledge exchange. These spaces, which include housing, office areas, and essential neighbourhood amenities, are designed to be compact, accessible by public transport, and conducive to informal meetups that stimulate innovation.

The design draws inspiration from the Stellenbosch vernacular, with a focus on human scale to reflect the charm of the old town while embracing modern innovation principles.

We look forward to seeing the positive impact of the Stellenbosch Bridge on the local innovation ecosystem and its contribution to sustainable urban development.

One on Whiteley is a 9-storey perimeter block building, surrounding a beautifully landscaped courtyard, and represents the largest residential and hotel development completed to date within the Melrose Arch integrated mixed-use precinct. The development features a 5-star, 276-key Marriott Hotel, 114 serviced apartments, 241 sectional title apartments, a 5,500m² motor showroom at street level, and a 4-level basement that connects to the precinct’s super-basement.

In line with the Urban Design and Architectural Guidelines at Melrose Arch, the project has been thoughtfully designed to integrate seamlessly into the precinct. The northern street-facing edge along Whiteley Road is activated with vibrant street-level retail spaces that open onto a double-height colonnaded walkway.

Sustainability is a core focus, with Green Building innovations such as insulated wall and roof envelopes for thermal comfort, high-performance double-glazed windows and sliding doors for airtightness, central water heating and district cooling, energy-efficient LED lighting with occupancy sensors, and low-VOC paint.
