HOME INSPECTION SERVICES SOUTH AFRICA your Certified Master Inspector. So, if you are involved in some or other property transaction daily or maybe once in a lifetime, several feelings and questions will present themselves as you go through the transaction. Whether the property is intended for you, or for a rental tenant, the transaction will be exciting, possibly daunting, and as the possibilitie

s present themselves one constant is being UNSURE of your satisfaction once the deal is through. You may be asking yourself, “everything looks amazing – but what about the things that I can’t see? What if I get into something that becomes a problem later?”
As internationally trained Professional Home Inspectors with the International Association of Certified Home Inspectors (InterNACHI), as Certified Mould Inspectors® with the International Association of Certified Indoor Air Consultants (IAC2), and with the owner being a Certified Master Inspector (CMI®), together with specialised equipment, Home Inspection Services South Africa will detect problems that are not commonly apparent from the untrained eye, and present them to you in a clear and objective manner, along with the positive aspects of your intended purchase. Property transactions are possibly one of the largest investments you will ever make. You should know exactly what to expect – both indoors and out – in terms of needed and future repairs and maintenance. A fresh coat of paint could be hiding serious structural problems. Stains on the ceiling may indicate a chronic roof leakage problem or even resultant fungal growth that could lead to health problems. Uncontrolled storm water may be causing serious moisture damage to certain systems on the property. The inspector interprets these and other clues, and then presents a professional opinion as to the condition of the property, so that you can avoid unpleasant problems afterwards. Of course, an inspection will also point out positive aspects of the building, as well as the type of maintenance needed to keep it in good condition. After the Home Inspection, you will have a much clearer understanding of the property you are dealing with and be able to make your decisions with a clear audit and understanding. To summarise, our clients include buyers, sellers, investors, developers, contractors, landlords, tenants, property managers and basically anyone who is involved in any property transaction. Whether it be a sale, lease or building draw or any other property transaction, having a detailed audit of the property or building in question, from an independent professional, is a big plus factor to any deal. With the current Consumer Protection Act, a Home Inspection Audit will set the buyer, seller, landlord, tenant, property manager, investor, and everyone involved in the deal at ease and lessen the chances of any legal or other confrontation down the line. Finally, remember that we are certified and governed by an international code of ethic and standards of practice set out by the International Association of Certified Home Inspectors (InterNACHI) and International Association of Certified Indoor Air Consultants (IAC2). The owner of Home Inspection Services South Africa, Jean-Marc Masson, is a Certified Master Inspector. Certified Master Inspectors (CMIs)® are the best inspectors in the world. My Promise to You
Choosing the right home inspector can be difficult. Unlike most professionals, you probably will not get to meet me until after you hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods, and yes, different pricing. One thing for sure is that a home inspection requires work, a lot of work. Ultimately a thorough inspection depends heavily on the individual inspector’s own effort. If you honour me by permitting me to inspect your new home, I guarantee that I will give you my absolute best effort. Airborne Mould, Asbestos, and other potential problems
Maybe none of the above applies to you because you are struggling a more severe problem relating to health and wellness. If you are an existing landlord, tenant or owner and you are experiencing health related issues that point to apparent mould, asbestos or other airborne contaminants. You have possibly seen a doctor and may have one or more symptoms relating to some or other airborne toxins that that doctor has made you aware of or that you suspect from strange odours or other anomalies in your home or office. You might be a business owner, or company health representative that wants to make sure the staff are safe or need an annual check on the air quality. We are train and certified to assist with these issues as well. Please contact Jean-Marc Masson for more information through Facebook or our website.

A new home can look flawless on the surface — and still be hiding costly problems underneath.

That’s where a snag list or pre-purchase inspection comes in. From poorly installed geysers and aircon units to hidden mould creeping behind walls or ceilings, these are the kind of issues that don’t show up on a casual walkthrough but can cost you thousands down the line.

A professional inspection gives you a clear picture of what you’re really buying — not just what the seller wants you to see.

Don’t buy until we inspect.

Where does the water from your downpipes go?

Many homeowners don’t realize that if downpipes discharge too close to the building, water can seep into the surrounding soil and cause costly damage over time.

In this reel, Jean-Marc explains how poor drainage can lead to:
✔️ Blistering paint
✔️ Cracked plaster
✔️ Damp walls
✔️ Foundation movement

A simple splash block can help, but ideally downpipes should discharge approximately 1.5–2 metres away from the building to direct water safely away from your home.

Don’t wait until the damage is visible—proper water management is one of the keys to protecting your property.

Mould problems often start where you can’t see them.

That’s why thermal imaging is one of our go-to tools during inspections. It reveals the coldest surfaces in a room — and those are exactly where moisture tends to build up. Once a surface hits dew point, it creates the ideal conditions for mould spores to take hold and spread.

With thermal imaging, we can flag these risk areas early, often before any mould is visible to the eye, giving homeowners real insight into the hidden moisture risks in their property.

Mould inspections are about more than what you can see with the naked eye.
One of the valuable tools we use during mould inspections is thermal imaging. By identifying the coolest surfaces within a room, we can pinpoint areas where moisture is likely to accumulate. These cooler surfaces often reach the dew point, creating the perfect environment for mould spores to settle and grow.
Thermal imaging helps us detect potential problem areas before visible mould appears, giving homeowners a clearer understanding of moisture-related risks within their property.

Just because you can’t see mould doesn’t mean it isn’t there.
Mould often grows in hidden areas like under sinks, behind cupboards, inside roof spaces, and behind walls where moisture is present. While it may be out of sight, it can still impact indoor air quality and potentially affect your health.
If you’ve noticed musty smells, unexplained dampness, or recurring health symptoms, it may be time for a professional mould inspection.
