📐 JOB VACANT — Freelance Architectural Draughtsman

Douglas Architectural Drafting is looking for a dedicated, reliable freelance draughtsman to take on drawing work on a per-project basis.

What you'll need:
• Must be proficient in Revit (AutoCAD an advantage)
• Must have your own software and equipment
• Must work promptly, accurately and independently
• Drawings submission-ready to SANS 10400 / NBR standards
• Paid per project — freelance basis

Your offer is accepted. The paperwork is moving. Then the bank asks for approved building plans — and suddenly everything stops.

It happens more than people expect. Banks can't lend against structures that were never approved by the municipality, so anything built without plans (extra rooms, converted garages, granny flats) gets flagged during valuation. The result is either a reduced bond or a refusal to proceed.

The fix is as-built plans. A drafter measures and draws the structures as they currently stand, submits them to council, and gets them approved. Once that's done, the bank has what it needs. The process takes time, so sorting it before you list saves a lot of stress later.

Most homeowners have no idea their property has unapproved additions — until they try to sell.

The buyer's bank won't approve a bond on a building that doesn't match the approved plans. Rooms added without a plan, enclosed patios, granny flats — all of it needs to be sorted before transfer.
