Customary land to leasehold title requires approval from three authorities:the Chief,the District Council and the Commissioner of lands.
The District Council must submit to the Commissioner of Lands a resolution recommending whether or not to convert the customary tenure into leasehold title.The resolution must include minutes from the council committee meeting at which the decision was reached and an approved layout plan for tract of land endorsed by the Chief,the Council Chairman/Mayor of the Council and the Council Secretary.

1.The plots must be closer or adjacent to each other
2.The plots must be owned by one and the same person.there has been instances where maybe husband and wife wish to consolidate into one big plot.its not possible as the law does not provides for that...
3.Both plots must be on title
4.applicant must have obtained planning permission from the council and a new layout plan approved by relevant authority.
5.The new consolidated survey diagram must be created at survey and properly numbered.

Don't do not rush to buy property or a piece of land.
Always ask the following things from the seller before you take the conversation ahead.

1.Letter of offer
2.The title deed, National registration card or certificate of incorporation
3.Encumbrance certificate that specifies whether the said property has any legal obligations attached to it
4.Tax documents and receipts.the seller pays property tax of sale price and the buy pays registration fees
5.The area and measurement of the land you are being offered.A surveyor could help you in this matter.

One of the crucial decisions to make when you decide to invest in property is whether to buy a ready made building or get a piece of land and construct your own property.Both have advantages and disadvantages.

The biggest advantage of building your own property is that you save on the costs.

1.Dont rush to build,consult an architect or any other construction professional for quidance

2.Never build or buy a plot without verifying it's authenticity with the local council.Consult before you act to avoid disputes and unnecessary wrangles and losses

It's important to be wary of cheap building materials and counterfeits,it's not safe to assume that expensive materials are always of the right quality.
Some tests such as block 'drop test' are simple and can be done on site while some complex sample have to be taken to the laboratory.When working with concrete mixing proportions have to be followed as indicated on the packaging and proper hydration(watering)has to follow if good results are to be realised.

The root damage is from the pe*******on of tree roots under the foundations due to progressive root growth.
This problem is worsened if the house is built on clay soils.
Technically what happens is that during the hot season the tree will remove water from the clay soils thereby causing it to shrink resulting into cracks on the building foundations and floors.
In the rain season, the tree will have no demand for water, clay soil moisture content will increase and the clay soils will expand will cause cracks eventually
This seasonal movement can be avoided by planting trees at a sufficient distance from the building.
Nothing must miss the eye.
