The kitchen that changed the way Clovelly House is lived.

As part of the renovation, the kitchen was relocated into what had previously been a second living room — opening up the ground floor and placing it at the heart of the home, facing the courtyard and connecting naturally with the dining area, patio and pool.

A blackbutt veneer island brings warmth to the space, paired with Taj Mahal quartzite, softly toned joinery and travertine underfoot. The material palette carries the home’s Mediterranean influence without losing the relaxed character of its Sydney beachside setting.

More than a beautiful kitchen, it’s a space designed around how the family actually lives — mornings together, doors open to the courtyard, and friends and children moving easily between inside and out.

VAUCLUSE HOUSE, 2022

Originally designed by F. Glynn Gilling in the 1920s, Villa Verano has been carefully adapted for contemporary living while retaining the Mediterranean character that defines the original home.

Working with Smith & Tzannes, the renovation opened the residence to greater northern light, natural ventilation and expansive Sydney Harbour views across three levels, while preserving the romance and proportion of the existing architecture.

Curved steelwork, timber windows, Calacatta and Carrara marble, Marmorino render, copper and tiled roofing, and custom joinery bring a new layer of detail to the house without overpowering what was already there.

The completed home was later recognised as the winner of the International Influence category on Australia’s Best House 2024 — a fitting acknowledgment of a project shaped by heritage, craftsmanship and a strong sense of place.

Randwick House | Old meets new

A 1920s bungalow, restored and extended with a clear contrast between old and new.

At the front, the original character remains — restored façade details and stained-glass windows, with the existing bedroom layout largely retained.

Three steps down, the home transitions into a new sunken addition where polished concrete, Blackbutt and marble introduce a distinctly contemporary material palette.

Above, a hipped gable roof opens the living space, with a triangular window capturing the morning sun. Outside, Bowral Blue bricks, off-form concrete and Blackbutt define the extension, contrasting with the warmer brown brickwork of the original bungalow while tying the new architecture together.

Clovelly House began as a much-loved childhood cottage, carrying decades of family history and a strong connection to its coastal setting.

The brief was to rework and expand the original home for the next generation, creating more space, light and connection to the outdoors without losing the character that made it so familiar.

The residence was transformed into a three-level family home, with new living spaces opening towards the garden and pool while the original sandstone, exposed rafters and recognisable roof forms remained part of the architecture.

Throughout the build, the challenge was to bring old and new together with clarity. Material junctions, structural transitions and changes in level were resolved so the extension felt integrated rather than added on.

The result is a home that feels both renewed and deeply rooted in its history — generous, light-filled and shaped for contemporary family life.

Built once. Revisited sixteen years later.

Northbridge House began in 2007, when TO THE MIL first built the family home. In 2023, the same clients invited us back to complete its next chapter — adding a new garage and swimming pool designed to sit quietly alongside the original architecture.

More than an addition, the project reflects what matters most to us: trust built over time, relationships that endure, and homes that continue to evolve with the people who live in them.

Award Spotlight — Clovelly House, 2025

Recognised by the MBA for excellence in housing and later selected as a national finalist, Clovelly House is a project we’re proud to look back on.

Behind the calm, light-filled result was a complex renovation shaped by steep-site constraints, tight access and careful sequencing.

The scope included large-format glazing, pool relocation, new bathrooms, custom joinery, landscaping and the upgrade of an existing granny flat — all delivered with no crane access.

The result is a home that feels lighter, more open and better connected to the garden and pool, while working more comfortably for everyday family life.

A strong reflection of the planning, workmanship and coordination that sit behind a refined architectural build.

Lovett Bay House is not part of the TO THE MIL portfolio, but it remains part of the story behind the company.

Designed by Richard Leplastrier as his own home, the project offered an early lesson in restraint, patience and respect for place.

Accessible only by water and deeply connected to its Pittwater setting, it required careful planning, material handling and a close understanding of the architect’s intent.

For Liam, working on this house early in his career was a rare privilege — and a quiet reference point for the kind of building TO THE MIL continues to value today.

Thoughtful, restrained and deeply resolved.

What does “good construction” look like at apartment scale?

Working within an existing apartment isn’t about adding more, it’s about resolving what’s already there. This project focused on clarity:
• Simplifying the spatial flow
• Refining the material palette
• And, executing every junction with precision

The outcome is deliberately quiet. Nothing calls for attention, yet everything feels resolved.

Joinery sits flush within the architecture.
Material transitions are controlled and consistent.
Light moves more freely through the space, improving how it’s lived in day to day.

The success of the project comes down to how well the details are built.
