Lovett Bay House is not part of the TO THE MIL portfolio, but it remains part of the story behind the company.

Designed by Richard Leplastrier as his own home, the project offered an early lesson in restraint, patience and respect for place.

Accessible only by water and deeply connected to its Pittwater setting, it required careful planning, material handling and a close understanding of the architect’s intent.

For Liam, working on this house early in his career was a rare privilege — and a quiet reference point for the kind of building TO THE MIL continues to value today.

Thoughtful, restrained and deeply resolved.

Mosman Unit — 2023

What does “good construction” look like at apartment scale?

Working within an existing apartment isn’t about adding more, it’s about resolving what’s already there. This project focused on clarity:
• Simplifying the spatial flow
• Refining the material palette
• And, executing every junction with precision

The outcome is deliberately quiet. Nothing calls for attention, yet everything feels resolved.

Joinery sits flush within the architecture.
Material transitions are controlled and consistent.
Light moves more freely through the space, improving how it’s lived in day to day.

The success of the project comes down to how well the details are built.

Potts Point Unit — 2024

Not expanded, but entirely refined. Within the existing footprint of this boutique 1980s apartment, the brief was to improve light, flow and spatial clarity through a complete internal reconfiguration. Kitchen, dining and lounge were resolved as one cohesive living environment, supported by a restrained material palette and carefully integrated detailing.

Behind that outcome was a highly controlled build process. Positioned on the 16th floor of an occupied multi-residential building, the project required detailed planning, strict coordination and disciplined ex*****on at every stage. The result is a calm, enduring interior shaped by constraint, craftsmanship and precision.
