Most people assume the only way to make their home bigger is to build up.�But depending on your site, a CDC could let you build out instead.

In places like Randwick and Waverley, a DA often triggers a rear setback of 8m or more. Under a CDC, you may be able to build to just 3m from the rear boundary.

That extra ground-floor depth can make a huge difference.It could mean getting the space you need without the cost, complexity, and disruption of a first-floor addition.

Bondi Hill House was about breathing new life and light into a dark and pokey Bondi Bungalow. Working within CDC constraints meant we had to set back the side elevation as well as the rear. Instead of treating that as a limitation, we used it to shape the plan. More light, better flow, and a stronger indoor/outdoor connection.

New concept design underway for renovations to a lovely home in Rose Bay.

Primary design moves:

1. Raising the internal floor level to bring it closer to the rear garden
2. Re-orient the rear to face north to take advantage of an improved aspect
3. Improved connection between living, dining and kitchen areas
4. Adding extra bedrooms for growing needs
